PRESENT Foy Ward, Chairman J~ Lester Cousins, Vice Chairman Walter B. Rutter~ Secretary Frank G. Lucas A1 Boeltz Simon Ryder~ Alternate Jack Aitken, Bldg. Dept. Rep. ABSENT Ezell Hester, Alternate Chairman Ward called the meeting to order at 5:00 P.M. and introduced the Members of the Board and the Building Official. The Minutes of February 25 were read. M~. Rutter made a motion to accept the minutes as written and it was seconded by Mr. Lucas. Motion carried 5-0. Parcel #1 ~ Relief from 25 ft. rear setback requirement to 8 Ft. rear setback Lot 13, Block 23 Golfview Harbour, Section 2 Recorded in Plat Book 27, Pages 46 and 47 Palm Beach County Records For addition of a room with bath Address: ~301S.~. 25th Way Applicant: Lawrence E. & Susan T. Gabree Mr. Rutter read the above application and informed the Board it was requested as their mother is retiring on September 1, 1974 ~d this additiona~om will be for her. ~. Lawrence Gabreee stated his name and his address as 1301 S.W. 25th W~y. He stated the application stated his request fully. ~. Rutter asked how many members he had in his family and Mr. Gabree replied there were four in the fancily and the house has three bedrooms and two baths. M~. Rutter stated that 25 x 17 is a big bedroom and it looked like an efficien- cy apartment to him with the extra door, utility closet, etc. ~. Gabree disagreed adding that the room is large since it will be her only living qu~ters. ~. Rutter asked if there was an entrance from this room into the ~ouse and Mr. Gabree replied: No, my children's rooms are adjacent, l~m. Boeltz questioned whether setting back this far would be fair to his neighbors, plus others would want this and soon there would be no room in the rear at all. Mr. Gabree pointed out that pools were set back. Mr. Boeltz replied that nobody lived in them, as they are open. He continued that if all MINUTES BOARD OF ADJUST~NT MEETING PAGE OO M~CH 11, 1974 the neighbors built out, there would not be any rear left at allo M~' Gabree stated that there would only be a wing coming out. ~o Lucas pointed out that the neighbors' view would also be obstructed, Mr, Rutter stated the Board had received five written letters from people objecting to this variance very strongly. Most object since it won't enhance the neighborhood with one build- ing going w~ back° The letters in opposition were received from: No G, Novak 1340 S.Wo 25th Way ~s. Lucien Jo Kopf 2601 Lake Drive Mr. & Mrs° Roland F~rslund ~330 $.W. 25th W~ Harry Eo Frazier 1331S.W~ 26th Avenue Mr, & Mrs~ Mo D'Altilio ~220 S.Wo 25th Place Mr. Rutter pointed out again that from the layout, it could b~ used for an efficiency apartment. Mr, Cousins added that if~this gentleman were to sell his house~ the buyer would h~e a two family house, M~. Rutter stated that he saw no hardship involved~ This is really unusual to make provisions such as this, Usually the mother is absorbed into the home. The way this is planned~ it just isn't good and could set a trend, It is not a hardship for your immediate family, as you have ampl~ room in the house for them to liveo It was ascertained that nobody was present either in favor to or in objection to this application~ ~ Rutter made a motion that the variance be denied and it wa~ seconded by ~o Boeltz, Motion carried 5-0 - V~RI~NCE DEN~Do ~, COusins made a motion to adjourn the meeting and it was seconded by i~.
