Mr. Tares, Vice-Chairman, called the ~eting to order aud an-
nounced that Mr. Davis was disqualifying himself as the plans for
the proposed b~ilding had been drawn by his office.
Public Hearing was called on the following application:
Variance of rear setback line and sqmare footage
requirement, Lots 10 and 11, Block 7, Happy Home
Heights, as recorded in Plat Book ll, page 30,
Palm Beach County Records.
Address: t06 North Seacrest Blvd.
Applicant: Milton Russell, Sr.
Mitton Russell, Jr., representing the applicant, was present. There
were ne objectors present and none had been received in writing.
A plot plan had not been presented to the Board. It was deter-
mined that by including both L~ot l0 and ll, Block ?, ~he minimum
quirement of 7500 square feet ef area for a duplex in an R-2 Zone would
be mat. When the footage for the right-of-way of Seacrest Blvd. was
taken from the total area, the balance woul~ come very close to the
needed 7500 square feete
~u existing wooden building on Lot 11 was discussed. Mr. Russell
said that the owner expected to let this building stand until he was
made to tear it down by' the widening of Seacrest Blvd. The structure
was presently occupied by tenants.
It was decided that since the square footage requirements had
been met, the only adjmstment necessary womld be a variance of ll feet
on the rear setback--instead of 20 feet there would be 9 feet in the
rear. Mr. Sarno moved that Milton Russell, Sr. be allowed to ereo~
a duplex which would meet all building setbacks and regulations with
the exception of the rear setback which would be 9 feet, subject to
a plot plan being filed with the building department incorporating
Lots l0 and ll in the plan. Col. Wehrell seconded. Motion carried.
