Chairman Trauger called the meeting to order at 7:30 P. M.
andlasked that condolences be extended to Lynn Huckle on the
death.of her father. Mrs. Huckle was away to attend the
funeral. Mr. Lehnertz could not attend the meeting as he
had to work.
Chairman Trauger recognized the presence in the audience of
Vic~ Mayor Marchese; Commissioner Hester; City Manager
Che~ey; Ann' Toney, Assistant to the City Manager; Carl
Zimmerman:, former Mayor; and Sam Scheiner, former Vice
Chairman of the Community Redevelopment Agency. Chairman
Tra~ger introduced the Planning Staff and the Members of the
Board.

The underground tanks will be relocated above ground so they

Annunziato explained that this request must go through an
environmental review. Mr. Walshak was concerned that the
gasoline tank was proposed to be located above ground as he
felt this was dangerous. Mr. Golden stated that the Fire
Department had reviewed the request and had no problem with
it2 The only chemicals to be stored in the storage building

Motorola, i.e., Freon.
Motorola requested an extension to comply with the greenbelt
requirement due to budget restraints. They intend to comply

I would like to protest the proposed site plan for the Snyder/Hodes Office
Building. While this project is on Commercially Zoned land with an entrance on
Boynton Beach Blvd, what I am concerned ~ith is the south entrance from
-~4W 1st Ave. This is a residentially oriented street with families & children
n it. I do not feel that encouraging regular commercial vehicle access along
his street is in keeping with our neighborhood character nor a good precedent
o set for further commercial development in this C2 corridor along Boynton
~ ~eac~ Blvd. We can look at the development directly to the west of this area
(just north Of bud 7th St) to see that the commercial has its "back" to the
residential area to the south to effectively separate the two zoning areas.
% I realize that this street also happens to be a truck route at the present
~ime. HowevDr, the long-range city ~lans have been to move this route to the
. ~'rea near Wbolbright Rd. With the longer range goals of the city in mind and
. ~he realization that this street is primarily a residential street that should
~ot be opened to this (and future) commercial traffic, I hope you will decide
~gainst approving this particular site plan.

After Carefully investigating the area in question, we have deter-
mined that the City has a main line gravity sewer in the subject
alley. This is a very old line, and is only 6 inches in diameter,
which means we can expect to repair or replace it in the future.
Therefore, we recommend disapproval of the subject abandonment
application. It is definitely in the City's interest to maintain
this area as an unimproved right-of-way,

As a condition of Preliminary Plat approval, the followin~ comments
should be incorporated into the related documents ~y the applicant:
I. AS stipulated in the request for variance, the private ingress/
egress easemen= must be identified as a priva=e road or screet on the
plat document.
2. A~endix A, Section 4(G) of the Zoning Code requzres that the
frontage of irregular lots be calculated ac the setback line, with
frontage being a minimum of 75% of the required lot frontage. This
condition would be applicable to Lots 3&4.
3. Landscaping plans for tract B must be submitted for Community
Appearance Board approval·
4.. The City of Boynton Beach Landscaping Code requires that all
landscape materials be provided ~ith an irrigation system. An appeal
