Meeting was called to order at 7:30 P.M. by Chairman Olds as a workshop.
Secretary for Gulfstream ilarborBstates was present with a request for the Beard
to establish cul-de-sacs for this project at seventy feet.
Mrs. ~ore made a motion to turn t~he meeting into a Special ~eting to consider
this request formally. Motion seconded by Mr. 5~ing and all voted aye.
It was pointed out that this owner has met all requirements of the Planning and
Zoning Board and has cooperated in everything requested. ~4r. Olds explained that
it was the owners wish to preserve building separation and to save as many trees
and plants as possible. He wishes to increase the cul-de-sac to seventy feet
instead of sixty as shown.
It was pointed out that the City Planner wanted a larger turn around area.
The area necessary for fire trucks to turn around was discussed and at present the
turning radius of the number one engine is twenty-seven feet and none of the City's
equipment takes a seventy foot diameter circle to tm according to the Fire Chief.
The Board discussed this request and a motion to approve the request was made by
~r. Ayers and seconded by ~r. Kostner. All voted aye and motion was carried.
Chaiman then called meeting into worksh, op session at 7:45 P.M. to make prelimluarf
reviews of site plans.
First plan reviewed was Aiken property. Plan meets existing zoning ordinance.
Mr. Ayers questioned the high density and remember~ t~hat originally lots had been
rezoned on basis of an office building that was presented at that time. Mr. Aiken
had arrived in the meantium and stated he proposed to build apartments as sho~m
on plans before the Board. Board liked landscaping but requested original rezoning
minutes and the ordinance passed by Council, before the next meeting. Building
Official to get these minutes to the Board. No expression of opinion was made by
tho Board except that density seemed very high.
Mr. Largent, City Planner, arrived.

Next plan reviewed was ~uro property. Board seemd to think this was basically
OK but would be subject to street and alley approvals, drainage and city
departments. Meets present ordinance on zoning.
Board then reviewed Schoenfeldt site plan. ~,~ets present zoning ordinance. Board
agrees that plan is basically OK and would have to meet City requirements before
starting.
Ball site plan meets zoning ordinance. Basically OK according to Board, subject
to drainage, paving, and City ordinances and departments.
Bodzo site plan was discussed but Board felt drainage, sewer, water, etc..,
needed to be shown further for a decision to be reached at this stage. Building
Official to ask architect to provide more infomation and have them contact
Engineering and Public ~orks P~partments.
Ail plans were preliminary reviewed with proviso th_at Comm%mity Appearance
Committee make their reco~m,~ndations '~o Board after their next meeting.
