Mr. Sarno Stated that drainage isn't a problem of t~he Planning and Zoning Board.
If property zoned OK, Board should not consider drainage.
Mr. Carlton c~ fo~ard to present plots and speak for the developers.
They had slx different ways to go ~ drainage problem at West end of proposed
subdivisiono~ At the present t~.nm, in order to facilitate building~ developers
plan to drain-, to a five acre tract to the South%.
Developers have option on land and percolation tests sh~ this will absorb OK
for area in question. This is only a temporary solution~ hlowever, and City
and developers are working t~ard a permmnent solution. Probable future solution
will be to drain to N. W. 2nd Avenue wit3~ City and petitioners sharing cost on a
~lltually satisfactory basis.
Mr. Samo recomended that builders donate two acres for a park, at this point.
Builders were not in favor of idea.
Mm. Carlton suggested street rema~ as sho~m on his drmeing +,~ich extended
S. W. Srd Street from North side of property. It was pointed out that this would
require dedication for an'S~ curve to tie into S. ~. 2nd Street. to South on
future plat and would probably take up several lots~ Mr. }~%rrray then irmtructed
Mr. Carlton to make street coincide with sketch presented by the Public ~orks
Departm~t, }~m. Hopkins. This was agreed to by the developers.
~ir. Sarno agahu stated t_hat drainage wasn't problem of Plamning ~ Zoning Board.
New S. W. 5th .Avenue was Lhen discussed. ~,~Ca~l%on. explained that S. W. 5th Ave.
would have to rem~kin as ~own on their plat or else lots for building would
not be usable. Other streets do not ~line up" in area and in many places in City.

Dr. Rabo-rn made a motion that tenative pretimiu' ary approval be granted provided
street is changed as discussed and subject to developer and City ~utually
agreeing on a solution to ~he drainage problem disCUSsed. ~.~otion was seconded
by ,~. Walker. ~otion carried by 5-0.
Board then closed special session and went into wor~hop at 8:55 PJL
During workshop started on proposed ordinance book and started raking corrections
and working toward final draft to Council, page by page ....
