F~. Possi presented revised Caldos plan for overall development. He then requested rezoning for sreas in revised plan' to permit conme_~rcial ~nd a~nts in the Planned Ur~it Development. Mr. Rossi ~en stated that Cz~ldos had an option on 219 acres to the South of 15~ Avenue smd sh~d a preliminmz~y layout of this tract. It %~s noted that 15thAvenue was relocated South of the Canal in the n~,~ layout. Board then brought fo~-~ard the fact that such a right~of~ay was not fixed as Caldos does not o~ the property yet. Because of this, City should have a n~,~ contract agreement with Caldos insuring 15th Avenue. If purchase of this area not completed, 15th Avenue to revert to original location. }~. Eeharte explained that whe~ these sections ~re ap~- ehed, they %~xpuld be ~n!a~ged to include !Sth Avenue. Board accepted Caldos plans for fur~qer study and decided that Caldos requests would have to be .readvertised ~nd a new hearing held. Caldos requested approval on Sections ~ and g as soon as possible as water, s~.zer, etc., would be affected. DaRe presented map and proposed land use in present area and in area to West, which City hopes to acq~tre. Present population estimate by Dake sets fig%me at 18,700 with proposed new area to Uest adding 1,900 or more. Since 1961, 288 acres ha,~e be~u developed in residential const~ctic~ with the gz~ater pa~t going into ap~ts. The projection for population by 1985 is approximately 50,000. ~.
