Dept~ Tb~e chairman called the meeting to order and read the minutes of the June l?th meeting for the approval of the Board. ~r. Weaver made a correction in the legal description of the first parcel up for public hearing which was in Section 28, Township 45_S, ~ange 43E~ Palm Beach County. ~r. Weaver moved that the minutes be adopted with the correction. ~r. Olds seconded. Motion carried unanimously. PUBLIC HEARINGS Parcel l~ Lot 18, Block l, E. ~oberts Addition, as recorded in Plat Book l, page 123, Palm Beach County ~ecords ~equest: C-I to Address~ 307 N. Eo 10th Avenue ©whet: Clyde Stephens Clyde Stephens, owner and applicant, appeared before the Board and stated that he had. requested the change as he wanted to build a home for his residence on the property and in order for him to do so the zoning had to be changed. ~Xqe lot was 50x150. It was noted that this lot was one of the lots rezoned at the recommendation of the Planning & Zoning Board in a recent revaluation of the zoning and that it would be clearly spot zoning. Mr. Stephens was informed that he could build a three-unit structure on the pro- perty without a zoning change, however, he would have to ask for a setback adjustment from the Board of Adjustment. ~r. Weaver moved that the Board recommend denial of the applica- tion. Mr. 01ds seconded. Motion carried unanimously. EI~['.UT ES. ..... Carper The Chairman stated, that there had been no mail received in opposition to the request by the Christian Science ~o~urch and that the attorney representing Mrs. Carper had called him and informed him thmt ~rs. Carper was out of town and requested that the Board consider the request favorably. ' ~r. Willard ~riest, 2214 $. Seacrest Blvd. spoke in opposition to the applicatiSn stating that church purposes could include many things and that the property was not large enough. Mro ~eaver stated that he would disqualify himself from voting on the issue as he was involved in the piece of property directly across the street from Mrs. Carpet's. Dr. Raulston moved that the item be tabled until such time as the Board was made aware of the exact pertinent uses and plans that the Church had in mind. ~r. Howard Carrier, representing the Christian Science Church, info,ned tlme Board that the church planned to purchase the property, which also involved a gift, and convert it into a meeting place. had no plans to have playgrounds, socials, or barbeques, activities which the Christian Science Church did not participate ins the house would be used for Sunday meetings and Yednesday night meetings, and monthly Board meetings. '~iey had no plans to alter the outside of the building at the present time. Mae F. Carper for the authorized conditional use for church purposes by the Christian Science Church of property o-~ed by her at 2121 South Seacrest Boulevard. It had been determined in previous discussion that such authorized conditional use was not transferable with the property but remained with the individual or corporation to ~mhich the conditional use was originally granted. Dr. ~aulston seconded the motion wmhich carried 4-0. Minimum Hou~ Code ~r. ~oh!Ieb brought to the attention of the Board the proposed ~ ordinance establishing a minimum housing code and recommended approval. Mr. Olds moved the Board approve the proposed ordinance and reco~nend Council enactment in order to provide a minimum housing code for the City.
