Chairman Thompson called the meeting to order at 7:05 P.M. and
introduced each'of the members and alternates as listed above.
He also recognized Councilman deLong and candidate Jim Warnke in
the audience.

PREFACE
Chairman Thompson explained that it would take at least 4 votes
to grant this requested variance. He clarified that it must be
a proven hardship for the board to grant a variance.
Secretary Robert Gordon read the application of Jacqueline King.

"Request- Relief from 60' lot frontage requirement to
40' lot frontage and
Relief from 6,000 sq. ft. lot area requirement to
3,800 sq. ft. lot area.
"Address - 406 N.E. 13th Avenue
"Applicant - Jacqueline L. King"
Mrs. Jacqueline King, 416 N.E. 13th Avenue, stated that she would
like the Board's approval to build a single family residence on
this lot.

Mr. Keehr stated that this lot had been owned by Mrs. King's
mother since 1969 and maybe longer but that was as far back as
he could check the records. The adjoining lot belongs to Mr.
Williams.
Mr. Slavin inquired of Mr. Keehr as to the size of the lots on
original plat. Mr. Keehr answered 40'x95'
Mr. Zimmerman asked when the original house was torn down.
Mrs. Annie King, 416 N.E. 13th Avenue, stated that t ~re had not
been a house on this parcel.
The chairman called for anyone else that wished to speak in
favor of the request.
Juanita Meeks, 413 N.E. 12th Avenue, stated that she had no
objections.
Mr. Thompson then called for anyone that wanted to speak against
the application.
Hearing. none, the public hearing was closed and the discussion
was confined to the members of the Board.
Mr. Slavin expressed his thoughts-'that additional housing was
needed in this area.
Mr. Ridolfi advised that he understood that discussion had been
held with Mr. Williams to possibly exchange a lot - but this had
fallen through.
Mr. Cassandra questioned the zoning and asked if single family
dwelling was.permitted in R-2 zone. Mr. Keehr answered affirma-
tively.
Mr. Ridolfi asked if a dwelling could be built on'this lot me'et-
ing all City requirements Mr. Keehr answered "Yes, on a non-
conforming lot'the setbacks are regulated somewhat differently
than others as there is a percentage used. For instance, they
~would have a little less side yard but would allow them to build
a house large enough for the area."
Mr. Slavin moved that the variances-as requested by Mrs. King be
granted. He expressed his thinking that they should have been
grandfathered in and should not have had the extra expense of
coming before the Board of Adjustment. Motion seconded by Mr.
Ridolfi and Mrs. Ramseyer took a roll call vote as follows:
