1. No plans were provided for the mechanical scope of work. Please provide plans
showing the existing mechanical systems, and the proposed changes. BBA to FBC
107.2.1.
a. HVAC systems are existing to remain. Use of space is not being
altered. Existing diffusers and return grilles added to plans with
balancing values for contractor to re-affirm flowrates.
2. A ventilation analysis was not provided. Please provide an analysis to show the
existing mechanical systems can provide the ventilation required by FBC-EB
809.2.
a. Ventilation analysis calculated and added to plan.
3. Ventilation for the new toilet compartment was not shown. Please provide plans
showing the installation of duct and equipment necessary to provide the
ventilation mandated by FBC-M Table 403.3.1.1.
a. Exhaust fan and associated ductwork added for toilet room.

1. A plumbing fixture analysis was not included. Please provide a fixture analysis
for the proposed occupancy and the adjoining space per FBC-P 403.1.1 to verify
the existing facilities are sufficient. Please show the existing fixtures in the
communal facilities.
a. Plumbing fixture analysis added to the plan. Existing fixtures shown
on riser diagrams for domestic and sanitary. Existing plans dated
indicated). Existing fixtures calculated as 70 drainage fixture units.
Fixture units added per this project: 19; total: 89 drainage fixture
units. Assuming minimum slope of 1% max fixture unit capacity: 700
2. The proposed accessible toilet compartment was not marked with the required
approach maneuvering spaces to verify compliance with FBC-ACC Table
404.2.4, paras. 604.3, 607.8.1.1, and 604.8.1.7. Please show the required
maneuvering clearances at the water closet, the lavatory and the door.
