Dear Tambri:
Pursuant to your request I am submitting herewith two more copies
of the civil engineering drawings (water and sewer and drainage
plans) prepared by Michael Schorah for the Knollwood PUD project.
Also transmitted herewith are 12 copies of the proposed new master
plan with the conditions of the previous approval attached to each
copy.
As indicated on the master plan, the single family pod will be a
little smaller than what was shown on the original master plan.
However, the number of dwelling units is unchanged, and the single
family lots will still meet the 6,000 square foot minimum required
by the City Commission as a conditiop of the PUD approval.
Also, the new master plan was designed to ace6mmodate a patio home
development rather than the conventional single family design
originally conceived. Since there are no minimum setback
requirements for PUD zoning in the City'~ code, and the Code does
not address patio home development at all, we are proposing minimum
setbacks which are consistent with both our original approval and
our understanding of City policies. The minimum development
standards proposed for the PUD will be as follows:
Minimum lot frontage
Minimum front yard setback
Minimum year yard setback
Minimum side yard setback
50 feet
20 feet (private roads)
10 feet
15 feet (which is the sum
of the 7.5 feet side yard
setbacks required in other
single family districts)

plan which was submitted with our application for informational
purposes only.
I hope that this additional information is helpful to you in your
review of our application for a minor amendment to the Knollwood
PUD. We will, of course, be present at the Technical Review Board
meeting on Tuesday, January 29th to address any other questions or

Dear Chris:
Please accept this letter as our request for approval of a minor
amendment to the Knollwood Groves Planned Unit Development Master
Plan. This request is made on behalf of McIntosh/Cowie, Inc., the
contract purchasers of the property included within the PUD.
The purpose of the amendment is to allow a design change,
specifically a reconfiguration of the development pods and change
in the boundary between the single family and multi-family pods.
These design changes require an attendant relocation and
reconfiguration of some of the development's planned lakes as well.
There is no proposed change in the total number of units from that
approved, nor in the mix of units (single family vs. multi-
family). However, there will be a change from conventional, single
family units to patio (zero lot line) units. There is no change
proposed for the size or location of the to-be-dedicated recreation
tract or the approved day care center. A copy of the proposed
Master Plan is attached.
Our review of the impacts associated with this proposed development
plan indicates no changes in projected traffic generation rates or
traffic distribution, nor in service demands for solid waste
disposal or potable water or sewer service. We have also concluded
that the drainage system originally planned for the project is
sufficient, and will require few modifications to accommodate, the
development plan now proposed.

1) Technical Review Board meeting;
2) City Commission Public Hearing;
3) (assuming approval as a minor amendment), Planning and
Zoning Board Public Hearing.
If our understanding of this process is incorrect, please advise
us. Otherwise we expect, and would very much appreciate, this
request being considered on the first possible agendas for each of
these required meetings.
Please let us know what, if any, further materials or documents you
need to process this request. As always, please feel free to call

changes.
