Dear Ms. Casy:
Please be advised that the property referenced in the attached
legal description is zoned 00-1, Light Industrial, according to
the official zoning map for the City of Boynton Beach.
Warehouses (including mini-warehouses) are listed as a permitted
use under the 00-1 zoning district regulations. A site plan for
the above-referenced facility was approved by the Boynton Beach
City Commission on September 21, 1988 (see attached copy of
approval letter). The approval was for a mini-warehouse project
consisting of 112,270 square feet of gross floor area. The 00-1
zoning district regulations allow a maximum lot coverage
(building) of sixty percent.

If the operation and maintena~ce entity is-to be a public body such as
a city or drainage district, a letter of potential acceptance from the
public body must be submitted prior to staff report approva1. If the
entity .is a homeowners association, then documents verifying the
existence of such an organization and its ability to accept operation
and maintenance responsibility must be submitted prior to comme~~emQn~J

or if DER, U.S. Army Corps of Engineers, or other permits have been
issued.
Provide evidence from the appropriate local government of compatible

specified in the resolution, letter, etc., include the number of
proposed dwelling units and/or the square footage of

a copy of the final approved DO. If a Preliminary Development
Agreement has been signed with the Florida Department of Community
Affairs to allow a portion of the DRI to proceed prior to the

and/or a local government's comprehensive plan amendment, indicate

Commission approved the referenced site plan, subject to staff
comments, copies of which are attached.
After you have amended your plans to reflect these stipulations,
please have the appropriate Department Heads initial the attached
check-off sheet prior to your submission to the Building
Department for permits.
The approval of the City entitles you to construct only the
improvements shown on the site plan. The site plan will be
viewed procedurally as an as-built or record drawing.

Dear Mr. Cain:
Please be advi~ed that the property referenced in the attached
legal description is zoned M-1 "Light Industrial" according to
the official zoning map for the City of Boynton Beach. Ware-
houses and mini-warehouses are listed as a permitted use under
the M-1 zoning regulations. On September 20, 1988 the Boynton
Beach City Commission approved a site plan submitted by Omni
Development Corporation to construct a 112,270 square foot self
storage facility which was approved under the name "Safe Keeping
Self Storage". There is currently no moratorium in existence
which would delay the processing of the building permit or the
construction of the project.

Heritage Properties Joint Venture I and Omni Development Corporation wi I I
close the project development loan for our Congress Avenue miniwarehouse
project on 29 September 1988. We then will immediately submit our con-
struction drawings to your BUl Iding Department for a building permit. We
already have incorporated into the drawings every change, clarltlcation and
comment which your lechnical Review Board required. We appreciate the assis-
tance which you have given to us on the project.
Uur development loan lender requires a letter trom the City for our closlng on
Thursday of this week. You are respectfully requested to provide the letter
which should state the following:
1. The zoning is compatible with our planned development.
2. The City Commission has approved the project site plan.
3. There is no moratorium in effect which would delay your going forward in
processing the bui Idlng permit for the proJect and then our breaking ground
immediately thereafter.
We would appreciate your preparing such a letter and we will pick it up on
Wednesday, 28 September, in order to give it to the bank's attorney that day.
I realize that in the next few weeks the City will release the minutes of the
City Commisslon meeting which approved our project but we need the letter now.

Congress Avenue Mini Warehouse.
1. Details for the roof drain connections to the
exfiltration trenches are required.
2. The roof drain exf,il tration trenches should have a
manhole on each end to expedite cleaning and maintenance.
This will reqUire the addition of at least two manholes.
3. A berm, constructed to the elevation of 14.0 feet, is
required along the East property line and along the north
and south lines east of the parking lot.
4. The percolation rate and drainage calculations are
required.

The handicap parking detail must show that the painted
symbol and striping are blue.
6 .
A statement by the design engineer or a lighting array
is required that will show that the minimum light level
on the parking surface is one candle power.
7. A detail on the lighting poles including wind loading is
required.
8. The east parking lot is lighted from building mounted
fixtures. Th'is is normally not acceptable to the Police
Department, this may be an exception as the glare would
be away those entering parking lot from the two
alleyways.
9. A stop bar is required.
10. The dumpster Position 'and the required angle of approach
is not satisfactory.
11. Handicap ramps are required (sidewalk detail).
