Manufacturinq: One (1) parking space per two (2) employees, but not less than one (1) parking space per five hundred (500) square feet of gross floor area (subject to the conditions outlined in notes 1-3 below) / 1. Showrooms associated with the principal use are permitted as an ancillary use. 2. Offices associated with the principal use are permitted as an ancillary use with a maximum of 25% of the total gross floor area devoted to such use. 3. Office floor area which exceeds 25% of the total gross floor area shall be considered a principal use and shall provide parking at the rate of one (1) parking space per three hundred (300) square feet of the entire gross floor area devoted to such use. Operations Center: One (1) parking space per three hundred (300) square feet of gross floor area devoted to office use and one (1) parking space per eight hundred (800) square feet of gross floor area devoted to warehouse use. Where both office and warehouse uses are intermixed, parking shall be calculated based on the requirement for office use. ANNUNZIATO, PLANNING DIRECTOR RE: BOYNTON COMMERCENTER PID CLARIFICATION OF PARKING REQUIREMENTS Erwin I. Gold, Leasing Agent for the Boynton Commercenter, is requesting an amendment to the list of permitted uses at the Boynton Commercenter, for the purpose of clarifying parking requirements for those uses permitted at this Planned Industrial Development (see attached correspondence). The hybrid nature of the PID zoning district creates a situation whereby the mix of permitted uses differs from that found in the 00-1 "Light Industrial" Zoning District. Specific examples include the increased use of office and showroom floor space which do not fall into the categories outlined under Section 11-H.16.f of Appendix A, Zoning, entitled "Industrial, research and development, trades, wholesale, and warehouses." Because these and other uses do not fall into the parking categories under this heading, there is often confusion when attempting to calculate parking requirements for different uses at the Boynton Commercenter (see copy of permitted uses in Exhibit A). Although parking requirements for certain uses in this PID do not fall under the heading "Industrial, research and development, trades, wholesale, and warehouses," they can be found elsewhere in Section 11-16 under subsection "d" entitled, "Retail services, restaurants, and offices." Accompanying this memorandum as Exhibit B, you will find a copy of a proposed addition to the current list of permitted uses which attempts to clarify the parking issue. The addition of this section will also require the deletion of a paragraph on page two (2) of Exhibit A, under the heading "Operations Center," as this language will be superceded by the new section on parking. Manufacturing: One (1) parking space per two (2) employees, but not less than one (1) parking space five hundred (500) square feet of gross floor area (subject to the conditions outlined in notes 1-3 below). 1 per Showrooms associated with the principal use are permitted as an ancillary use. 2 Offices associated with the principal use are permitted as an ancillary use with a maximum of 25% of the total gross floor area devoted to such use. 3 Office floor area which exceeds 25% of the total gross floor area shall be considered a principal use and shall provide parking at the rate of one (1) parking space per three hundred (300) square feet of the entire gross floor area devoted to such use. Operations Center: One (1) parking space per three hundred (300) square feet of gross floor area devoted to office use and one (1) parking space per eight hundred (800) square feet of gross floor area devoted to warehouse use. Where both office and warehouse uses are intermixed, parking shall be calculated based on the requirement for office use. Personal Services: One (1) parking space per three hundred (300) square feet of gross floor area.
