herewith please find a Tenant Listing as of September 1995 which reflects the proposed new
build-outs. This listing has been provided to Ms. Tambri Heyden in the past along with a copy
on diskette (created in WordPerfect 5.1). Should you have any further questions regarding the
parking ratios, please contact Ms. Heyden as I know she is very familiar with the parking
situation and has been monitoring it.

Dear Ms. Heyden:
As discussed in our telephone conversation yesterday, Acme Plastics of
Florida, Inc., an existing tenant at the above-referenced property, is
entertaining the possibility of relocating and expanding into the 1900 Building.
To interpret the impact on parking at the project, I have prepared the
enclosed Tenant Listing which outlines Acme Plastic's expansion into Bays
1910 and 1912 (14,664 square feet) with an Occupational License categorized
as WarehouselDistribution/Wholesale at a 1:800 ratio. Also, the Listing shows
Bays 2019 and 2021, Acme Plastics' existing facility, as vacant (11,445 square
feet) at a 1:500 ratio. My calculations on the impact of this expansion show
a 14 space surplus of parking as noted on the Parking Summary section.
Please review the enclosed and advise on how the City would view this
expansion and the impact on the parking ratios at Boynton Commerce Center.

approved by the Planning Department for 1995.

Dear Ms. Shauf:
I have reviewed the tenant listing for the above-referenced project
which you recently mailed to me.~ For comparison purposes, I have
attached all correspondence that was sent by me to Mr. Michael
Noell of Mummaw Associates regarding this matter. As you can see
none of the square footages for the tenants itemized on Mr. Noell's
listing correspond to the square footages for the tenants itemized
on the listing prepared by your office. This discrepancy does not
allow the city to accurately determine required parking for the
project. Other important information contained within Mr. Noell's
listing that is not provided on your office's listing included
an indication of which bays and their size are vacant (parking must
be allocated to vacant space), the use classification of each
tenant, all bays being leased by each tenant (not just their
primary bay) and parking calculations.
Please contact me at your earliest convenience to inform me as to
which list is accurate with respect to square footages, so that I
may advise you on how to proceed in completing the information
needed for issuance of an environmental review permit for
Quantachrome Corporation.

architectural contractors, Mumrnaw & Association, had not
relayed your previous request to us.
Please be advised, after much delay the civil engineer we
engaged to provide plans for the parking enhancement has
finally been forthcoming with drawings and we are in the
midst of the bidding process. Consequently, within a
matter of days, we should be able to begin construction
on the additional parking requirement of 39 spaces.

Dear Mr. Noell:
On April 7, 1992 I sent you the attached letter requesting the
noted changes, which I have not received, to be made on the
Boynton Commercenter tenant listing you prepared. Since that
time there have been a few more changes which I have noted on the
attachment (I have not added S.G. D'Or Industries, since they do
not have an occupational license to date). Due to recent
concerns raised by staff with pending changes in S.G. D'Or
Industries' square footage, number of employees and office to
manufacturing to wholesale ratio, parking at Boynton Commercenter
has once again become an issue. The issue of parking also
relates to the fact that parking spaces, at the ratio of 1:500,'
must be allocated ,to vacant space as well as leased space.
If you are no longer involved with this project to update the
tenant listing, please call me at 407-138-1490, so that I may
pursue obtaining this information from another source. Receipt
of this information will no doubt prevent any delays in S.G.
D'Or's near future approvals related to this issue.

corporation of America. I contacted Mr. calwell, as you advised,
regarding the leasing arrangements for the Pharmacy corporation
at 2102, 2104 and 2105 Corporate Drive. He told me that they are
occupying 2106 for storage, but it was never formally leased to
them and that they will be vacating this bay by the end of the
month. He also mentioned that Multimedia Telecommunications is
being evicted and that South Florida Concrete is no longer
leasing bay 2116.
I have attached a copy of the listing noting the necessary
changes; some of which I discussed with you on the telephone last
week and others I concluded from my discussion with Mr. Calwell.
Therefore, please make the changes accordingly at your earliest
convenience and mail them to me with a copy of the 8-1/2" x 11"
drawings you showed me which illustrate the bay and tenant
separations. Also, when you recalculate required parking, please
note that Appendix A-Zoning, section 11.H.14 of the City's code
of ordinances specifies that "Where the number of required
parking spaces as computed includes a fraction, the number of
parking spaces shall be the computed number rounded to the next
highest whole number".

excessIve. It was my belIef that the Intent of thIs change was to
Include the showroom as part of the warehouse and/or manufacturIng
space In all cases where such areas are utI I Ized for the determInatIon
of parkIng space. Due to the nature of the P.I.D. It Is hIghly un-
lIkely that any showroom In the Boynton Commerce Center wll I be utIl-
1zed for retail purposes whIch would requIre one (1) parkIng space
for each 300 S.F. of gross floor area, but rather such showrooms are
beIng used for wholesale and dIsplay purposes wIth very lIttle retail
sales.
It Is therefor requested to consIder In ~~ cases showrooms as an an-
cIllary use with warehouse, dIstrIbutIon and wholesale and manufactur-

As per our meeting of February 12, 1988 the following was discussed In our
meeting with Mr. James J. Golden and Mr. Mike Haag of the CIty of Boynton
Beach:
1. Showroom/Display shall be considered an ancIllary use for Dlstrlbutlon/
Warehouse and/or Manufacturing and the parkIng shal I be computed on the
basis requIred for DistributIon/Warehouse or Manufacturing. Such Show-
room/Display Area(s) may be within such DistrIbutIon/Warehouse Area and/
or Showroom or may be a part of an OffIce Area.
2. A maxImum of 25% of the total area of a Bay or combInatIon of Bays for a
single tenant may be utIlized for offIces wIth the balance of the Bay or
combInatIon of Bays for the single tenant to be utll Ized for Dlstrlbutlon/
Warehouse and/or ManufacturIng In order that the parkIng be computed at
the ratIo of one (1) parking space per 800 square feet of gross floor
area for DistrIbutIon/Warehouse Area and OffIce Area and one (1) parking
space per 500 square feet of gross floor area or one (1) parking space
per two (2) employees for Manufactur I ng Area and Off Ice Area. The above
Is based upon the principal use of the Bay or combinatIon of Bays for a
sIngle tenant being DistrIbutIon/Warehouse and/or Manufacturing.
Where ever the Office Area exceeds 25% of the total gross floor area of
a Bay or combination of Bays for a single tenant the parkIng shall be
Itemized for each use as required by the ZonIng Code of the City of
Boynton Beach.
3. In OperatIons Center the parking shall be based on one (1) parking space
per 300 square feet of gross floor area devoted to OffIces and one (1)

parking space per 800 square feet of gross floor area devoted to and
defined for Distribution, Record Keeping, Warehousing and/or Storage.
4. Contractor truck parking Is not a permitted use at this Project and
therefore the parking for all Contractors shall be based upon one (1)
parking space per 500 square feet of gross floor area.
As relating to the Standard Building Code 403.1.4 state that "Unless other-
wise specifically prescribed In 403.1, the separation of mixed occupancies
shal I prov Ide not less than 1-hour fire resistance, except that portions of
buildings used as accessory offices or for customary nonhazardous uses nec-
essary for transaction the principal business In Group S and Group F occu-
pancies may be separated by partitions of noncombustible construction with-
out fire resistance or by partitions constructed of materials as permitted
in the type of construction used." what this says is that In Individual Bays
or a combination of Bays for a single tenant that portions of same used as
accessory offices or for customary nonhazardous uses (Showroom/Display,
Retail, Wholesale, and etc.) for transacting the principal business of Group
S (Distribution/Warehouse) and Group F (Manufacturing/Assembly) may be sep-
arated by partitIon of noncombustible construction without fire resistance
or by partitions constructed of materials as permitted In the construction
used. In effect the partition separating such usages In a Group F or Group S
occupancy does not need to be of one (1) or two (2) hour fire rated con-
struction regardless of what 403.1.6, Table 403.1 and 403.1.5.2. Indicates
as long as the principal use Is Group F or Group S occupancies and the use
necessary for transacting the business of such occupancy Is customary and
nonhazardous. The above Is very Important in future tenant improvements
and needs to be resolved immediately.
Enclosed is the parking requirements and the parking prov ided for each BuIld-
1ng on a tenant by tenant and bay by bay basis as per our meeting with the
City of Boynton Beach. Please forward same to Mr. James J. Golden and to
Mr. Mike Haag for their rev iew, files and to adjust their records accordingly.
