The above referenced project is nearing completion. Prior to the
Building Department issuing the Certificate of occupancy, I would
like to ensure that. you do not have any outstanding or pending
issues concerning this site that must be rectified (excluding
issues that are covered entirely with a city approved surety).
If the issues are related to permits issued by the Building
Department, please provide this department with the permit number and
nature of unresolved issues. If the unresolved issues are not
permit related, notify the owner or the owners agent to ensure
that the issues are rectified.

proceed to issue the Certificate of Occupancy.

Technical Review Board approved the referenced administrative
site plan subject to staff comments, copies of which are .
attached.
These plans were approved sUbject to your compliance with the
attached stipulations. After you have amended your plans to
reflect these stipulations, please submit two copies of final
plan drawings with the changes incorporated to the Building
Department for permitting purposes.
The approval of the Technical Review Board entitles you to
construct only the improvements shown on the site plan. The site
plan will be viewed procedurally as an as-built or record
drawing. If. you have any questions concerning this matter,
please do not hesitate to contact me.

RE: BERRY VEAL CORPORATION - SITE PLAN - TRB COMMENTS
Upon review of the above mentioned project, the following
comments must be addressed in order to conform with Boynton Beach
City Codes:
1. All documents submitted for public record and prepared by a design
professional shall show original raised seal (legible) and
signature of the Florida registered design professional responsible
for the drawings.
2. Extend the hedge landscaping located along the east and west
property lines to the north property. Identify type, size and
spacing of proposed landscaping material. All vehicle use areas
(both ingress/egress driveways) shall be continuously screened from
view from each adjacent property.
3. Show on plans fifty percent (50%) native species for required
landscaping.
4. Show the location and identify the type of lawn grass landscape
material.
5. All landscaped areas shall be provided with an automatic irrigation
water supply system.
6. Show all landscaped areas and islands protected by a raised curb.
Provide detailed section drawing of curb complying with the City's
standard curb detail.

7. Identify the material proposed for the handicapped ramp.
8. Show handrail on both sides of handicapped ramp and include the
handicapped hand rail extension for handrail mounted on the wall.
Identify the height of both handrails.
9. Show on plans the handicapped accessibility route from pUblic
right-of-way to entrance of building. Identify the width, length,
slope and type of material proposed for new path. Include spot
elevations along the path and identify a five foot (5') by five
foot (5') level platform at the entrance to the building (identify
elevation of platform).
10. All handicapped requirements must comply with the Accessibility
Requirements Manual, January 1990, first edition, first printing.

We can approve this project, subject to the following conditions:
1. Provide engineering drawings with details on proposed fire
hydrant line. Palm Beach County Health Unit permits will be
required due to the length of the line.
2. Indicate a 12' wide utility easement over the water main
extension and hydrant.
3. Install reduced backflow preventers on the water service to
the building. We recommend two units in parallel to allow
continued service during testing or repair.

Please be advised of the following Planning Department comments
with respect to the above-referenced request for administrative
site plan approval:
1. A letter is required from the owner stating either that the
conditions/limitations placed on the original environmental
review permit will not change or be exceeded as a result of
the addition or that changes will result. If there are
changes, these will need to be detailed in the letter. A
copy of pages 1 and 3 of the environmental review application
are attached for reference. Appendix A, Section 11.3(C)15.
2. The following items are not drawn clearly on the site plan
submitted:
a) Are the new paved areas 18 foot or 16 foot stalls?
Sixteen foot stalls require raised curbing at the end of
the stall; 18 foot stalls require wheelstops 2 feet from
the end of the stall. Article X - Parking Lots, .
Standards (Appendix C).
b) Raised curbing adjacent to landscaped areas is required.
Chapter 7.5-35(a).
c) Are two new landscaped islands being created within the
new paved areas behind the building or will this be
paved?

d) Additional drainage arrows are needed to clearly indicate
that the pavement drains to the swale along the western
property line to meet pretreatment requirements.

e) The plans submitted are intended to be detailed enough so
that a contractor could build to them. spot elevations
have not been provided for the new paved areas. Chapter
19-17(K).
