Please be advised that on Tuesday, November 15, 1988, the City
Commission approved the referenced site plan subject to staff
comments, copies of which are attached.
After you have amended your plans to reflect these stipulations,
please have the appropriate Department Heads initial the attached
check-off sheet prior to your submission to the Building
Department for permits.
The approval of the City entitles you to construct only the
improvements shown on- the site plan. The site plan will be
viewed procedurally as an as-built or record drawing.

As a condition of site plan approval, the following comments should
be incorporated into the related documents by the applicant:
1. Curbing is required around all landscaped areas adjacent to parking
stalls.
2. Light poles must be designed in conformance with Chapter 12 of the
Standard Building Code to withstand a 120 mph windload.
3. Sidewalks must be constructed through the turnouts.
4. The block wall must be constructed 2 foot off the property line
for landscaping and maintenance purposes.
S. The main entrance to the building must be accessible to the handi-
capped. Please provide details.
6. An automatic irrigation system must be installed to provide 100%
coverage of all landscaped materials. This irrigation system must
be supplied from a well.
The applicant's prompt compliance with the preceding comments will
insure a timely permitting process.

Re:
1. A note is required on the plan to state:what the average
lighting level will be on the parking:lot surface (in
candle power). '

2. A stop sign location and a stop sign detail is required.
3. All normal striping on concrete shall be a black color,
the detail should show this. Handicap striping will
remain blue.
4. The driveway turn-out within the right-of-way shall not
contain any reinforcing steel or mesh. --- .
5. The paving and drainage plan and Section A-A should show
the sidewalk. A sidewalk detail is also required.
6. Radiuses for some curves are missing.
7. The parking stall in the SE corner should be omitted to
comply to code.
8. A handicap ramp location, if any, should be shown or
remove the ramp detail. '
9. A detail for the dumpster is required..
10. Drainage calculations are required.

Site Plan
We can approve this project subject to the following conditions:
1. We recommend that water service be obtained from the 6-inch
water main on the south side of S.E. 27th Avenue, instead of
the 3" line north of the property.
2. A reduced pressure backflow preventer will be required on the
customer side of the water service.
3. The ficus hedge in the utility easement should be deleted
where the neighboring parcel has an existing hedge. Where no
hedge exists, an 18-inch high hedge may be planted, provided
it is not of the ficus variety. Said easement contains a 3"
asbestos cement water main which is susceptible to damage from
planting activities and tree roots.

1. There should be a landscape legend prepared for the
landscape plan showing species and quantities of plant
materials.
2. Fifty percent of the trees, and thirty percent of the shrubs
should be native species.
3. The plans should show 100% coverage with an automatic
irrigation system (including road R.O.W. coverage). City
water cannot be used for irrigation of landscape areas.
4. The Ficus hedge shown on the rear of the property boundary
is directly over an old sewer/water line system. This
species should be changed to one which will not cause root
damage to the system.
