After you have amended your plans to reflect these stipulations,

Department for permits.
The approval of the City entitles you to construct only the
improvement shown on the site plan. The site plan will be viewed
procedurally as an as-built or record drawing.

As a condition of site plan approval, the following comments should be
incorporated into the related documents by the applicant:
'.
1. The operation of a contracting company with vehicle storage, mainte-
nance and chemical mixing is only permitted in an M-l Zone in the
City of Boynton Beach. In commercial zones, only accessory business
offices for these uses are permitted. A non-conforming use, such as
a contracting operation is not permitted to expand to a greater land
area, as per Section II.I-B.I of Appendix A-Zoning, Boynton Beach
Code of Ordinances. The expansion of the office and parking facility
must only be utilized for current lawful use in a C-4 Zone.
2. Buffer walls in a C-4 Zone must not exceed six (6) feet in height.
3. Show details on double striping as per city ordinances.
4. Light pole must.be designed in accordance with Chapter I2:of the
Standard Building Code, to withstand a 120 mph windload.
5. Define the exact limits and type of fence to be placed on the south
property line.
The applicant's prompt compliance with the preceding comments will insure

We can approve this project subject to the following conditions:
1. Indicate the proposed method for providing water and sewer
service to the new building.
2. The existing septic tank on-site must be emptied and properly
abandoned.
3. Pressure vacuum breakers will be required on all hose bibbs
outside of the building and in mixing or storage areas. In
addition, a reduced pressure unit will be required on any new
water services for the proposed building.

parcel.
b. The value of buildings shall be determined from the
latest tax rolls on file at the Palm Beach County Prop-
erty Appraiser's Office. '
D. NONCONFORMING USES OF STRUCTURES.
1. The nonconforming use of a building or other structure
may be extended throughout any part of the building or
structure which was clearly designed and intended for such
use at the date of the effective adoption or amendment of
these regulations. Any nonconforming use which occupies
a portion of a building or other structure not originally
designed or intended for such use shall not be extended to
any other part of the building or structure. No noncon- :
~forming use may be extended to occupy any. land outside, ,
ithe building or structure, nor any additional building or
. structure on the same plat, which was not used for such
r nonconforming use at .the effective date of the adoption or .
amendment of these regulations.
2. No structure used for a nonconforming use shall be .en-
larged, extended, reconstructed or structurally altered, un-
less the use is changed to one which complies with the
provisions of this chapter [ordinance]. However, ordinary
repairs, maintenance and improvements, such as plumb-
ing or wiring, replacement of nonbearing walls, fixtures or
other interior alterations, shall be permitted each year in
an amount not to exceed twenty-five (25) percent of the
assessed value of the building or structure for that year as
determined by the Palm Beach County Property Apprais-
er, subject to the provisions of the preceding paragraph'
and provided such work does not increase the cubic volume
of the structure, the floor area devoted to the nonconform-
ing use or the number of dwelling units. Nothing in these
regulations shall prevent compliance with applicable laws
or ordinances relative to the safety and 'sanitation of a
building occupied by nonconforming use.
