RE: NICK'S DINER AT CROSS CREEK CENTRE--STAFF COMMENTS
Please be advised of the following Planning Department: comments
with respect to the above-referenced site plan modification
request:
.,.
1. The site plan data table does not reflect the number of
parking spaces that were added with the last site plan
modification.
2. The number of parking spaces on the application does not
correspond to the count on the site plan.
3. The commercial building was approved at one (1) parking
space for every 200 square feet of gross floor area and
the office building at one (1) parking space for every 300
square feet of gross floor area with the original site
plan. This equates to a requirement of 150 spaces to be
provided; 155 are provided on site. Restaurants require
one (1) parking space for every 100 square feet of gross
floor area; more than double the parking requirement
that was established for the commercial building where
Nick's Diner is proposed. Because of the tight parking
situation, future approval of tenants that would
normally require more than one (1) parking space per
200 square feet of gross floor area will necessitate a
reevaluation of the parking situation for the
commercial building.
