legal description is not correct, it should read "North
50 20'10" West" not "South 88057'25" East,
2. The elevation of the adjacent land in the south portion
of the site should clearly be shown. A section drawing

differences,
3. Details for the sidewalk construction should be provided.
Should Palm Beach County volunteer to construct the
sidewalk, the requirement may be waved at that time,

Subject: TRB Review - Fraternal Order of Police - Site Plan
We can approve this project, subject to the following conditions:
1. Indicate the location of the proposed manhole and gravity
sewer on a map of the City's parcel.
2. We question the necessity for ductile iron pipe in the sewer
main, rather than vitrified clay.
3. Relocate the proposed fire hydrant to the center front of the
parcel, so as to provide better coverage to the building.
4. Obtain an easement from the City for the private sanitary line
across its property.

With respect to the above, please be advised of the following
staff comments:
1. A temporary access road must be provided to serve
this property if the project is completed prior to
construction of Miner Road.
2. Included in this request is the use approval for a
clubhouse on this site in accordance with Section 7-E
of Appendix A, Zoning.
3. Show required twenty-seven (27) foot wide access aisle
for row of six 90 degree angle parking spaces in
southern portion of site.
4. Project signs will require future site plan approval.

We have reviewed the preliminary plans for the Fraternal Order Of
Police clubhouse. Th~ following recommendations are submitted:
I. The developer should provide a site plan which shows the
boundaries of the adjacent City park and sand pine preserve
properties, as well as the locations of the proposed Miner
Road and Quantum Road accesses to these properties.
2. The Utility Department be requested to advise us of
alternative methods of providing water and sewer main lines
to both the F.O.P.A. and City park properties. The
possibility of combining service to both properties should
be considered.
