Annunziato, Planning Director RE: Lake Worth Christian School - Gymnasium Height Exception Request ./ Accompanying this memo you will find a copy of a letter which is a request for an exception to the R1AA district height regulation. Specifically, the school is requesting to construct a gymnasium which will exceed the 25 foot district height restriction by six feet, if approved. FL 33425-0310 , \ RE: Lake Worth Christian School Gymnasium Height Exception HAND-DELIVERED Dear Mr. Annunziato: Please accept this letter on behalf of Lake Worth Christian School as a ~ormal request ~or a height exception for their proposed qymnasium facility" Lake Worth Christian School's property is currently operatinq under a Conditional Use permit in a zoning district R1AA. which restricts bUilding height to a maximum o~ 25 ~eet. We have recently submitted ~or Site Plan approval. as well as an update. to the School's Conditional Use permit. based upon the qymnasium beinq 31 feet in height. Realizing that this is beyond the maximum allowable 25 foot height limit. we are requesting the City of Boynton Beach permit an additional 6 ~eet in height" This 6 ~eet in heiqht is necessary for the following reasons: 'or 1. The primary purpose for the School to erect this facility is to provide an on-campus basketball and volleyball facility of adequate dimensions to allow for Class A basketball and volleyball tournaments. Under the State of Florida basketball and volleyball tournament rules. a tournament approved basketball /volleyball facility must have a minimum eave height of 28 ~eet above finish ~loor. With an eave height of 28 feet and a roof pitch ~rom the eave of 1/2 and 12. we would have an overall (top of gable) height of approximately 30'6". say 31'. .. 2. To sufficiently cool and heat a volume as larqe as this space. we will require additional heiqht inside the buildinq to accommodate the mechanical equipment and ductwork. This equipment will be hung on the underside of the roof pro1ectinq down. Once the depth of the steel beams and the ductwork below proJects down from the roof. they will be potentially encroachinq into the desired air space for basketball and volleyball play. The additional height is necessary to minimize and hopefullY alleviate this problem. 3. The additional requested height will substantially decrease the chance of basketball or volleyball interference with light fi:xtures above. In considering this application for height exception. we respond to those standards which the City Commission will make their findings as follows: a. Whether the height exception will have on adverse effect on the existing and proposed land uses. This height exception will hove no impact on the existing or proposed land use" The School is currently operatinq under a Conditional Use permit and will continue to operate under same. regardless of the height of this gymnasium facility. b. Whether the heiqht exception is necessary" Height exception is necessary due to the three (3) reasons listed above in this letter. Lake Worth Christian School has a very agqresive boys and girls bas~~etball proqram. which is the precise reason why a facility of this caliber is being proposed. This additional height will have a maJor impact on the "playability" of the court" The extra height will make basketball and volleyball play more functional" .. c. Whether the height exception will severely reduce light and air in adJacent areas. The additional height beinq requested will in no way reduce the light and air quality in any adJacent areas or properties. d. Whether the height exception will be a deterrent to the improvement or development of adJacent property in accord with existing regulations. The additional height will not in any way deter the improvement or development of an adJacent property with respect to the existing regulations. The facility will be located approximately in the middle of Lake Worth Christian School's 10 acre parcel. Whether the height exception will adversely affect property values in adJacent arees. As there is currently a School on the property, we do not see how the additional hei~ht will adversely effect property values of any edJacent properties" ~ f" Whether the height exception will edversely influence living conditions in the neighborhood. We do not see how the additionel hei~ht will edverselv affect or influence the living conditions in the neighborhood" There are currently only two neiqhbors (to the north) who would actually be able to see the fecility from their residences. They would be a minimum of 250' from the building. When the facility is viewed from any of the existing neighbors. they will tend to read the 28 foot eave height of the buildinq, as the roof slope is so minimal that it will not be noticeable from ground level. g. Whether the height exception will constitute a qrant of a special privilege to en individual owner as contrasted with the public welfare. We consider the School and the proposed qymnasium to be in the interest of the public welfare end pose no impact to the immediate surroundin~ neighborhood, any individuel. or the public at large.
