Re: Kaufman Warehouse Building
1. The drainage storage calculations as shown are not
correct, it shows the storage as being 1900.02 cu.ft.,
only 899.58 cu. ft. is provided. The storage required for
one inch of rainfall is 1823.56 cu. ft. The storage
required for 2.5 inches of rain-fall (in one hour) is
4558.9 cu. ft. No percolation data has been provided,
therefore it must be assumed that the percolation rate
is zero.
2. A stop sign detail is required.
3. The existing sidewalk in the turn-out area must be
removed and replaced with six (6) inch thick sidewalk.
4. The parking stall striping on concrete must be a black
color, handicap striping to remain blue.
5. A letter is required explaining why the first hour of a
three year storm (2.5 in.) is not retained on site as is
required by Boynton Beach Code.

Subject: TRB Review - Kaufman Warehouse Building - Site Plan
We can approve this project, subject to the following conditions:
1. An additional fire hydrant must be installed on-site, in order
to meet the 200-foot code requirement.
2. Install a new city cleanout and wye branch in the swale area
so as to provide sanitary service to both portions of the
original parcel.
3. Provide a new water service to the south portion of the
original lot.
4. Indicate the size of the water meter needed.
5. Install a reduced pressure backflow preventer on the building
side of the water service. Approved models are Watts 909
series, Febco 825Y, or others which may obtain specific
approval from this department.

RE: KAUFMAN WAREHOUSE BUILDING AT LAWSON INDUSTRIAL PARK
SITE PLAN-STAFF COMMENTS
Please be advised of the following Planning Department comments
in connection with the above-referenced site plan request:
1. Twelve (12) parking spaces are required for
8,900 square feet of warehouse storage.
Eighteen (18) parking spaces are to be provided,
(one space for every 500 square feet of gross
floor area), enabling more flexible tenant leasing.
2. If any freestanding signs are proposed, they
will require future site plan approval.
3. Provide a cross section of the perimeter landscape
strip showing the deepening of this area to provide
additional on-site retention.
4. The minimum aisle width for two-way traffic is
twenty-seven (27) feet. The site plan shows
twenty-nine (29) feet. This area could be
reduced, particularly if the drainage calculations
determine that a larger drainage area is needed.
