Show the total number of parking spaces required and provided on the plans. Provide a statement on the plans identifying the date, case number and description of the variance request that was granted for reducing the number of required parking spaces. 2. Specify the width of the regular and handicapped parking space pavement markings. 3, Specify the vertical transition distance from the parking area surface to the sidewalk, State the slope of the sidewalk that leads to the building entrance from the parking area, 4, Dimension the width of the west parking area traffic aisle, The minimum width required is twenty (20) feet. 5. Show a minimum width of twenty-seven (27) feet for the east traffic aisle of the parking area, 6, Show the location, size and type easement that may be located at or near the proposed addition and new landscape material. 7. The maximum opening allowed in the perimeter landscaping of the vehicle use area at an ingress/egress is thirty-five (35) feet, Identify the width of opening in the perimeter landscaping, 8. Show the size of the line-of-sight triangle that is required through the perimeter landscaping at the ingress/egress. It was the concensus of the City Commission that the definition as stated in the Ordinance be interpreted in the broad sense of the meaning, thus indicating that any modification or renovation to a facility jn a residential district or designation that does not increase dwelling units may be accommodated without increasing the respective parking facilities. Please provide this office with a written detennination/verification as to whether or not the Leisureville Office Building Expansion is exempt from upgrading their existing parking facility to current codes. Ordinance 90-19 is causing great confusion as to which projects are exempt based upon their location within residential areas. I strongly recommend that this ordinance be revisited by your Departrrcnt in order to clarify the intent of Ordinance 90-19, originally intended to exempt bUilding/property owners from having to upgrade parking lots to code in the event of damage; ,to selid stntctures that exceeded building code thresholds relative to repair. and f?ercentage value of repairs. It is my opinion that the ordinance is vague and in need of immediate clarifi- cation regarding definitions and applications of said code so that the T.R.B. can provide accurate staff ccmrents without being challenged by developers sinVly because the invrovanent (various uscs) is situated within a residential project. By copy of this mem:>randum to Ms. Tambri Heyden, I am advising the Planning Department that this project should be placed on hold until such time as the Engineering Depart:rrent receives your response. I will review the project in conformance with your legal detennination. Reference the previous rremorandum transmitted to your office, wherein it was stated that Hunter's Run added a newly constructed portion of a structure to an existing sales office located within the PUD. Additionally, Hunter's Run Major Clubhouse facility is also seeking exemption based upon Section 1., (f) of Ordinance 90-19.
