Please be advised that on Tuesday, May 1, 1990 the Technical
Review Board approved the referenced administrative site plan,
subject to staff comments, copies of which are attached.
These plans, were approved subj ect to your compliance with the
attached stipulations and must now be modified to incorporate
same. To initiate your sign-off procedure, please submit two (2)
sets of modified plans to the Office of the Site Development
Division of the Building Department. This office will record the
required identification markings on each set of the modified
plans.
After each set of modified plans has the appropriate markings,
you should proceed with your sign-off on each set of plans from
each Technical Review Board member who made comments. The Zoning
& site Development Administrator will provide the Building
Department sign-off and is the last Technical Review Board member
to review and sign-off the plans. ~f the Building Department did
not have comments that require sign~off, they are still the last
department to handle and process the plans. One (1) set of final
signed-off plans will remain with the Building Department and the
other set of plans will be returned to you to be retained at the
job site.
To help facilitate the sign-off process" you should make an
appointment to meet with each Technical Review Board member (only

the required Technical Review Board member signatures and
completing processing by the Site Development Division, you may
apply for building permits by submitting the appropriate
documents and fee to the Plan Review and Permitting Division of

The approval of the City entitles you to construct only the
improvements shown on the site plan. The site plan will be
viewed procedurally as an as-built or record drawing. If you
have any questions concerning this matter, please do not hesitate

Upon review of .the above mentioned project, the following _
comments must be addressed in order to conform with Boynton Beach
City Codes:
1. All drawings and/or documents, submitted for public record
and prepared by a design professional, shall show original
raised seal and signature of a Florida registered design, .
professional responsible for the drawings.
2. Identify REC as the zoning district.
'3. Show trees planted a maximum of forty feet (40') on center
along the south side of the vehicle use area.
4. Correctly identify the area of proposed addition within the
site data computation.

5. Show on the plans ,the appropriate regular and handicapped
pavement markings consistent with the Engineering Department
parking lot striping standards.
6. Identify the color and type of roofing material proposed for
the new addition.

1. Site plan approval'contingent upon the Board of
Adjustment granting a setback variance and the Planning
and Zoning Board or City Commission granting the
variance to Section 5-142(i)(1) of Article X-Parking
Lots.

denied, then the existing parking lot must be restriped
accordingly.
3. The driveway widths are currently 18 feet wide and must
be a minimum of 20 feet wide (Section 5-142(h)(1) of

4. ,Details on parking lot lighting must be provided in
accordance with the requirements of Article X-Parking
Lots, including location of lighting fixtures, type of
energy efficient lighting, fixture types, lamp types

Upon review of the above mentioned project, the following list
of comments have been provided as a courtesy with the applicant's
full knowledge that there will be a full review made when the
project's site plan is placed on a Technical Review Board agenda:
1. Provide a site plan drawing identifying property line and
show location of proposed addition by giving a dimension to
the exterior wall of the addition from two adjacent property
lines. Building setback dimensions must comply with
Appendix A - Zoning. .
2. Show ,a continuous landscape barrier at the northeast corner
of the parking area to screen the vehicle use area from
adjacent public right-of-way.
3. Show trees planted at a maximum of forty feet (40') on
center in a landscape strip with a minimum width of five
feet (5') along public right-of-way where a landscape
barrier is required to screen a vehicle use area.
4. Identify that all landscape material shall be provid~d with
an automatic irrigation water supply system.
5. Correctly identify zoning district on plans.
6. Correctly identify the area of proposed addition.
7. On plans, show the appropriate number of handicapped
parking spaces at locations that provide handicapped
accessibility to the building. On the plans, include a
detailed drawing showing size of handicapped parking stall,
color and size of pavement markings, slope and width of
handicapped accessibility path leading to the huilding
entrance and location and height of handicapped parking

Upon review of the above-mentioned project, the following
comments must be addressed in order to conform with Boynton Beach
City Codes:
1. Show the setback distance from two adjacent property lines
to the new addition.
2. Show appropriate number of off-street parking spaces as
required by Appendix A of the Code of Ordinances or provide
verification of approved variance establishing required
number of parking spaces.
3. Incorporate into landscape plans all Landscape Code
requirements for the entire site.
A. Perimeter landscaping at northeast corner of parking
area.
B. Required tree plantings for the landscape strips
located adjacent to rights-of-way.
4. State whether the new storage area will contain hazardous or
non-hazardous elements.
5. Show a detailed drawing of handicapped parking space which
includes:
A. Width and length of space
B. Striping location, width and color
C. Location of handicapped space insignia
D. Handicapped parking space signage
6. Show handicapped accessibility from handicapped parking
spaces to the entrance of building. Include elevations at
the following locations: Handicapped parking spaces,
walkway at the exterior side of entrance door and finish
floor at entrance door. Show slope and width of walkway
ramp and level platform at entrance door of building. All
handicapped features are to be shown in compliance with
Handicapped Code.
