approved the referenced site plan modification, subject to staff
comments, copies of which are. attached.
These plans were approved subject to your compliance with the attached
stipulations. After you have amended your plans to reflect these
'stipulations, please submit two copies to the Building Department for
fur~her processing in connection with our pre-permitting process.
The approval of the City entitles you to construct only the
improvements shown on the site plan. The site plan will be viewed
procedurally as an as-built or record drawing.

Dear Mr. Annunziato:
I have been advised by Digby Bridges that you requested we
move the existing control structure south to the swale area.
The purpose for doing this was to allow impurities to be
filtered by the green area.
Please note from the attached drawing of the required and
approved gate, that the run-off enters the gate at the bottom
through a pipe and passes over the weir and runs into the
canal. Moving the control structure would not change the
course of flow, or increase any filtering.
The proposed drainage design shows the run-off from the area
south of the building to be filtered through grass and be
piped to the existing catch basin. The run-off from existing
&reas are filtered in the trench, pass through a pollution
baffle in the final structure and flow into the control
structure and on into the canal.
Changing the location of the control structure would not
change the sequence of flow and only be an unneccessary
expense.
I request that the proposed plan be approved as submitted.
The L.W.D.D. permit is attached.

Dear Mr. Augustine:
We have reviewed the drainage plans for the above referenced
development and do hereby approve of them for connection to our
facilities~ subject to the following conditions: .

At the time of installation a benchmark will be required on the
top of the water control structure(s) with the elevation
clearly defined.
Developer will reconstruct canal(s) to approved design section
along projects limits, including clearing and proper sloping of
the maintenance bermes.

( X) Developer will obtain any and'all permits required by DER/Army
Corps of Engineers, S.F.W.M.D., Palm Beach County and/or any
municipality that may be involved prior to the commencing of any
construction.
~ ( X) Developer will take all reasonable precautions necessary to
prevent turbidity or silting upstream or downstream during
construction.

( X) Developer will contact the LWDD Inspection Department to schedule
inspections at least 48 hours in advance. Failure to do so may
result in rejection of the work until visual inspection can be
made. Work must be uncovered for inspection.
( X) Developer must submit "record drawings" within Sixty (60)
days of receiving final approval.
( X) The Lake Worth Drainage District will not accept any water from
dewatering either on or offsite until written notification of
approval from S.F.W;M.D. has been submitted to this office.
( ) Where improvements are to be erected on lots or parcels contiguous
to Lake Worth Drainage District canals, developer shall install
gutters and down spouts eliminating surplus water overland flow,
assuring the routing of said water into the on-site catchment
facility and/or the storm sewer system.

SITE PLAN MODIFICATION - ROUSE BUILDING
As a condition of site plan modification, the following comments
should be incorporated into the related documents by the appli-
cant:
1. Indicate on the site plan the location of the handicap stalls.
Two (2) handicap stalls are required.
2. Handicap striping must be four (4) feet wide and painted blue
in conformance with City codes.
3. Handicap parking signs, in conformance with State Department
of Transportation standards, must be provided at each handi-
cap parking stall.
4. All buildings must be accessible to the handicapped. Provide
spot elevations on the site plan indicating accessibility.
5. All plans submitted for pub~ic record by a design profes-
sional, registered in ~he State of Florida, must be signed
and sealed.

6. Details of the light poles must be provided. Light poles
· must be designed, in accordance with Chapter 12 of the Stan- .
r dard Building Code, to withstand 120 miles per hour windloads.
7. A landscape buffer must be provided along the driveway area
to the east of the building.
8. Dumpster enclosure details must be provided. A six (6) foot
high stuccoed concrete block wall is required on three (3)
sides of the dumpster.
9. Supply details on the proposed colors for the free standing
sign.
10. The existing hedge must be in good condition in order to
comply with the landscape code.
11. The Australian pine trees must be removed from the site.
12. South Florida Water Management approval is required.
13. Lake Worth Drainage District approval is required.
14. Reconstruct the existing sidewalk on Thor Drive to match
the sidewalk on Neptune Drive.
15. Curbing must be provided around all landscape areas adjacent
to parking stalls and along all curvilinear driveways where
vehicular encroachment is likely.
16. The existing underground fuel tank must comply with City
and State codes. I
The applicant's prompt compliance with the preceding comments
will insure a timely permitting process.

that 90% of the parking area will equal or exceed a light

STAFF COMMENTS
Please be advised of the Planning Department's comments with respect to the
above-referenced request for an amended site plan.
1. Any proposed freestanding sign will require future site plan approval.
2. A six foot high CBS wall is needed to enclose the dumpster on three
sides. The inside dimension of the enclosure shall be 10 feet by 10
feet. Provide a wall detail.
3. No invert elevations have been provided for the existing catch basins
in the paved areas or the control gate. This information is needed to
determine whether this system meets the comprehensive plan policy
. regarding pretreatment of storm water prior to discharge into the
adjacent L.W.D.D. L-29 canal.

~ 4. This use, a soil testing laboratory, may need environmental review if
hazardous waste is used, stored, handled, displayed or generated as
