Upon review of the above-referenced site plan modification, the following
items should be addressed by the design professional:
1. Handicapped parking signs, in conformance with State Department of
Transportation standards, must be provided at each handicapped parking
stall.
2. All buildings must be accessible to the handicapped. Provide spot elevations
on the site plan indicating accessibility.
3.
Dumpster enclosure details must be provided. A six-foot (6') high stuccoed
concrete block wall is required on three (3) sides of the dumpster.
4.
Parking lot lighting must comply with city codes.
5.
Provide details of the light poles. Light poles must be designed, in accord-
ance with Chapter 12 of the Standard Building Code, to withstand 120 miles
per hour windloads.

Site Plan Modification - Staff Comments
1. Add note regarding rear fence relocation to sheet A-1 to
indicate that the property will be totally enclosed.
Article II, Section 19-17(f).
2. Amend the site plan data table and application to reflect
the parking space requirement for apartments of 2 spaces per
unit for a total of 44 spaces. No parking is required for
the ancillary office and storage uses. Appendix A, section
11(H)16(a)2.
3. Show on the site plan a continuous sidewalk adjacent to the
existing Phase I along the N.E. 4th Street right-of-way.
Chapter 22-25(a).
4. The sign location differs on sheet A-1, L-1 and the
development plans. A future site plan modification will be
needed for the freestanding sign proposed unless the
following sign details can be provided by the Community
Appearance Board submittal deadline for the July 17, 1989
Community Appearance Board Meeting: size, color, height,
materials, wording, letter size and style and location.
