Box 490107 Leesburg, Fl 34749 RE: Woolbright Professional Bldg - Site Plan Modification (Signs) - File No. 488 Dear Mr. Girard: Please be advised that on Tuesday, June 5, 1990, the Technical Review Board approved the referenced administrative site plan modification, subject to staff comments,. copies 'of which are attached. These plans were approved subj ect to. your I.'compliance with the attached stipulations and must now be modified to incorporate same. To initiate your sign-off procedure, please submit two (2) sets of modified plans to the Office, of the Site Development Division of the Building Department, which will record the required identification markings on each set of the modified plans. After each set of modified plans has the appropriate markings, you should proceed with your sign-off on each set of plans from each Technical Review Board member who made comments. The Zoning & Site Development Administrator will provide the Building Department sign-off and is the last Technical Review Board member to review and sign-off the plans. If the Building Department did not have comments that require sign-off, they are still the last department to handle and process the plans. One (1) set of final signed-off plans will remain with the Building Department and the other set of plans will be returned to you to be retained at the job site. To help facili tate the sign-off process, you should make an appointment to meet with each Technical Review Board member (only cy \ ~?cPJ> TO: Mr. Allen Girard -2- June 29, 1990 those members who made comments), to allow them sufficient time to review and sign-off the modified plans. After securing all the required Technical Review Board member signatures and completing processing by the Site Development Division, you may apply for building permits by sUbmitting the appropriate documents and fee to the Plan Review and Permitting Division of the Building Department. The approval of the City entitles you to construct only the improvements shown on the site plan. The site plan will be viewed procedurally as an as-built or record drawing. Provide a distinguishable symbol on the plans that clearly identifies the difference between all existing construction and the proposed new construction. 2. Provide a plant list and specifications for all new plant material. All new landscaping must comply with the requirements of the Landscape Code. 3. Show on the plans the appropriate clear unobstructed line-of-sight cross visibility at all ingress/egress accessways. 4. Resolve all issues with regards to the adjacent property owners' concerns about the construction debris and the uneven condition of the canal bank located along the east side of the buffer wall. 5. A recommendation to enhance the site landscaping would be to replace the existing Sabal Palms located in the parking area with shade trees. In order to facilitate the permitting process, the following information should be included with your documents submitted to the Building Department for review and permitting: Prior to the installation of the sign, provide written verification from all authorities that have-the right to use the general utility easement (located along the north property line) that the installation of the sign will not compromise their use of the easement. Based on my telephone conversation with you on May 23, 1990, your desire to resubmit rather than having our department forward your request to'the Planning and Zoning Board and City Commission as submitted, will necessitate submitting 6 sets of revised plans no later than 5:00 P.M. to the Planning Department on any given submission deadline indicated on the attached review schedule. The next deadline is June 14, 1990, which would give you a Technical Review Board decision by June 21, 1990. The revised plans must address the following Planning Department comments as well as the attached comments from other departments: 1. The survey and the plan showing the new sign location differ with respect to the location of the front property line and the distance between the public sidewalk and the first parking space at the northwest corner of the parcel. This, together with the lack of a dimension specifying the sign setback from the property line, makes it difficult to ascertain the exact location of the sign.
