RE QUANTUM OFFICE PARK LOTS 4 & 5-SITE PLAN
Please be advised of the following Planning Department comments
with respect to the above- referenced item:
1 A unity of title is required for these two lots prior
to permitting
2 If the type of ownership should change to condominium, the
City Engineer should be consulted to determine whether
replatting is necessary
3 All signs within a planned district are ultimately
subject to Planning and Zoning Board, Community Appearance
Board and City Commission approval based on code guidelines
and staff recommendations A site plan modification will
be required for signage approval The sign package
submitted does not provide enough detail, due to tenant
uncertainty, with respect to colors, lettering and lines
of advertising The applicant should be aware that the
height of the directional sign shown on the plans slightly
exceeds the four (4) foot height limit within the proposed
code Also the proposed code allows directory signs
comprised of individual 180 square inch signs on a directory
sign and a total sign area of not more than 18 square feet
per face Insufficient information has been provided to
determine whether the proposed directory sign meets the
180 square inch criteria.
4 The elevations provided are not final as required for
site plan approval, due to tenant uncertainty with
respect to location of doors and windows to accommodate
tenants. For this same reason a portion of the lighting
plan is not finalized Due to the lack of information,
it is questionable whether the site plan should be
approved as submitted. If the City Commission wishes
to approve this site plan it is recommended that a
site plan modification be required to approve the building
elevations, deck area, and final lighting plan
In addition, signage approval could be coordinated with
that application
