This letter shall serve as the petitioners request to modify the uses permitted on
Lots 12, 13 and 14 of the Quantum Park Master which currently have useage
designations of Commercial, Office, Club, and Hotel, to include Research and
Development with ancillary assembly of pre-fabricated parts,
This expansion of uses on the designated lots within the Quantum Park of
Commerce will not cause an increase in density or intensity of use on the subject
site beyond that if the entire site were developed to any of the approved uses.
The exterior to the building will have a general office appearance (see building
elevations submitted as a part of the Site Plan application).
The planned use for the site should this modification be approved will include
50,000 square feet of office use (currently permitted) and 50,000 square feet of
Research and Development use with approximately 10,000 square feet of that
50,000 square feet being used for the assembly of pre-fabricated parts that are
manufactured offsite and shipped in to this facility for assembly.
The Research and Development uses contemplated shall take place in an office
setting at work stations, and there will be no toxic by-products produced by the
Research and Development or assembly activities.

This letter will confirm that Quantum Associates, a Florida
general partnership ("QA") and QRA, Inc., a Florida corporation
( "QRA") the addresses of which are Merchants Plaza, 115 West
Washington street, Indianapolis, Indiana 46204, are the owners of
the above referenced property. QA and QRA are in the process of
completing negotiations of the Purchase Agreement to sell the above
referenced property to Catalfumo Management and Investment, Inc.,
1540 Latham Road, West Palm Beach, Florida 33409. While the
negotiations of the Purchase Agreement have not been completed, QRA
and QA have agreed to allow Catalfumo to proceed with the site plan
approval and permitting process pending, subject to execution of a
mutually acceptable Purchase Agreement.
This letter will also serve as authorization for Thomas J. Lis
and/or Daniel S. Catalfumo, as agents for Catalfumo Management and
Investment, Inc., to execute any and all necessary applications for
site plan approvals, Site-clearing permits, and/or building permits
from the City.
