Property Location
The 21.44-acre subject site is identified as the clubhouse tract of the Hunters Run Planned Unit
Development (PUD), which is located on Congress Ave, a ½ mile south of Golf Road in Boynton
Beach, Florida (Plat Book 36, Pages 48-51). The site is identified by Property Control Number (PCN)
08-42-46-01-04-000-0010 and is within the jurisdictional limits of the City of Boynton Beach.
Property History
The subject property currently retains a Low Residential (LR-1) Future Land Use designation and PUD
Zoning District classification. The site consists of the golf course clubhouse with pool, tennis and
pickleball facilities, and sections of the golf course. The affected area, being the tennis and pickleball
facilities, has an existing ~5,600 square foot clubhouse/pro shop that serves the surrounding courts.
The existing clubhouse is set to be demolished and replaced with new structures and accessory
amenities.

Application Request
The petitioner has submitted this application to request a minor site plan amendment to the previously
approved site plan for the clubhouse tract in relation to a demolition permit to remove the existing
tennis facilities clubhouse. This minor site plan application proposes a 1,344 square foot building that
will serve as the pro shop, a 12’x56’ trailer, and a bathroom trailer. Along with the new structures,
upgrades will be incorporated while the new tennis clubhouse is still under design and development.
These upgrades include a meandering pathway, two Bocce Ball courts, a 10’x15’ beverage station, and
a soft seating/firepit area. Additionally, the existing 16’x62’ and 30’x50’ shade structures will remain in
their current locations. The proposed plan will have no effect on the existing tennis courts or parking
lots in the area.
Plan Review Criteria (2.2.F.3.b)
1) Requirements to determine if new site plan is to be considered major or minor
The Boynton Beach code Section 2.2.F.1.b lists five factors that are taken into
consideration to determine if a new site plan is considered minor or major.
• Site plans containing more than ten new multi-family dwelling units
The proposed site plan does not include any multi-family dwelling units or other forms
of residential development.
• Site plans for new non-residential structures over 15,000 square feet
The proposed site plan reduces the total non-residential structure square footage in
the affected area from 5,600 square feet to a 1,344 square foot structure accompanied
by two trailers and a beverage station totaling up to 2,166 square feet of under-air
space.
• Site plans requiring an application for Conditional Use
There is no Conditional Use Request necessary for this site plan application. The
proposed uses are consistent with the previous use of the affected area, which function
as ancillary to the tennis and pickleball courts in the surrounding area.
• Site plans requiring a relief application
The proposed site plan does not require a relief application.
• Site plans for city-owned or operated facilities that causes a significant impact
to abutting and adjacent properties, as determined by the Planning and Zoning
Administrator

The proposed site plan is not for a property that is city-owned or operated.
2) Requirements of the respective zoning district regulation of Chapter 3, Article 3
The proposed minor site plan application is compliant with the zoning district regulations
found in Boynton Beach code. Due to the nature of the site, standard building and site
regulations for PUD developments do not apply to the affected area. The existing clubhouse
(to be demolished) has a setback of ~19 feet to the nearest property line, which separates tract
21 from tract 12 in the plat. The proposed site plan provides a 33-foot setback from the
proposed building to the nearest property. In terms of lot coverage, the proposed site
configuration reduces the square footage of under-air structures in the affected area from
5,600 square feet to 2,166 square feet.
3) Site Development Standards described in Chapter 4, Article 3
The proposed site layout is compliant with the site development standards section, which
corresponds to Chapter 4, Article 3 of the Boynton Beach code. The affected site area features
several connections to other areas of the recreation parcel, including both walking and cart
paths to the tennis courts, clubhouse, and golf course. There is ample parking for both vehicles
and golf carts provided to access the tennis facilities. There are 71 standard spaces and 29 golf
cart spaces for a combined total of 100 spaces in the vicinity of the tennis facilities, which
provides well over the required amount of 11 spaces for the proposed uses (Table 4-19). The
facilities and its amenities will serve members using the tennis facilities as well as members
coming from the golf course. Along with the new structures, the area is complemented with a
variety of new plant material to create a welcoming and comfortable environment for the
members of the club.
