Property Location
The 45.62-acre subject site is identified as the roadway system (Summit Plat 1 Tract X) of the Hunters
Run Planned Unit Development (PUD), which is located on Congress Ave, a ½ mile south of Golf
Road in Boynton Beach, Florida (Plat Book 36, Pages 48-51). The site is identified by the Property
Control Number (PCN) 08-42-46-01-04-024-0000 and is within the jurisdictional limits of the City of
Boynton Beach.
Property History
The subject property currently retains a Low Density Residential (LDR) Future Land Use designation
and PUD Zoning District classification. The site consists of the network of roadways that run
throughout the PUD. The main road that runs throughout the development is Summit Drive, which
can be accessed from Charter Drive on the northeast end of the property or directly from Congress
Avenue in the southeast end of the property. The main clubhouse for the country club is found along
Clubhouse Lane, which ties into Summit Drive. The development has an existing monument wall sign
at the main entrance on Congress Avenue and no directional or monument signs identifying the
clubhouse within the community. The club has been undergoing substantial redevelopment to the
clubhouse and its surrounding amenities over the past few years, and the board is interested in
rebranding to show off its improvements.

Application Request
The petitioner has submitted this application to request a minor land development application for a
sign program for the community. This sign package shall only serve as a guideline for properties within
the Hunters Run Country Club Property Owner’s Association, not any HOAs communities within the
development. As mentioned previously, the community features an existing entrance sign on Congress
Ave and no internal signage for the clubhouse. This sign program is an improvement package that aims
to renovate the main entrance sign and provide two new monument wall signs for the clubhouse. The
architect and staff of the club have met with Boynton Beach staff previously to go over this potential
signage program beforehand. This informal pre-application meeting was on August 24th, 2023 and the
plans have been revised accordingly in preparation for the intake submittal. Please refer to the master
signage plan for elevations, color renders, and construction drawings of the proposed signage.
Sign Standard – Purpose and Intent (Ch.4, Art. IV, Sec. 1.B)
1) Identification - Promote and aid in the identification and location of an establishment,
organization, or neighborhood
The proposed signage package will promote and aid in identification of the Hunters
Run communities as well as the clubhouse amenities within the PUD. The monument
wall sign at the entrance of the community identifies the country club along with its

branding, and the proposed interior monument wall signs provide identification and
navigational aid for the clubhouse within the development.
2) Aesthetics - Preserve the beauty and unique character of the city by protecting it from visual
blight and providing a pleasing environmental setting and community appearance, which is
deemed vital to the attraction and retention of business and commerce
The proposed signage package will be a new standard of design for signage
throughout the community. The signage design creates a signature look for the club
POA and the amenities it provides. The material and color selection corresponds to
the design of the clubhouse and other amenities throughout the development to follow
a consistent theme.
3) Land Values - Protect property values by assuring the compatibility of signage with
surrounding land uses
The proposed signage program will ensures compatibility with the surrounding land
uses by placing signs in unintrusive locations within the PUD and providing a
complimentary design/aesthetic. The signs are to be used as a form of identification
and wayfinding for the community.
4) Safety - Promote general safety and protect the general public from damage or injury caused
by, or partially attributed to, the distractions, hazards, and obstructions that result from
improperly designed, constructed, maintained, or located signs
The proposed signage has been designed to meet Boynton Beach code requirements
and maintain a safe setback from the roadways. The proposed placement and design
of the signage will not create any distractions or obstructions for drivers.
5) Compatibility - Ensure that signs are compatible with the surrounding built environment,
including adjacent architecture and neighborhoods, and they compliment each other rather
than detract from one another
The proposed signage has been designed to introduce a new brand image to the
community. The front entrance sign along Congress Avenue will see a substantial
improvement over the existing design. The manicured landscaping, modern font, and
updated branding will complement the design of the community and its ever-
improving clubhouse grounds.
6) Sustainability - To promote signage and support structures that employ sustainable designs
and technologies with respect to their construction, maintenance, and operation
The proposed package took the existing landscaping in the proposed sign areas into
account before working on the dimensional designs. These signs were designed to be

minimally intrusive to the proposed areas and all the areas will be enhanced with
additional landscaping upon construction. The sign design features common
construction materials with backlit lettering. The signage was designed to allow for
easy maintenance of both the signs and surrounding landscaping.
