for decorative bollards.
Proposed door for breakroom
Response: Keynote for proposed door added, clouded and tagged on detail 8/A2.
Comment #6 Conditions of Approval of the New Site Plan Application # NWSP 10-001 and Minor Site
Plan Modification # MMSP 11-018 state that bollards near entrance shall be decorative
in nature. Therefore, please update the bollards by the liquor box entrance and their
associated notes throughout the drawings (A2 Elevations, SP-1 Site Plan... etc.). See staff
markings on drawings. The other bollards on at the west/left and north/rear facades do
not have to abide by this requirement.
Response: Notes and details have been revised on sheets A2 and SP1 to show decorative bollards
at liquor box entrance.
Comment #7 Justification Statement states there are two bollards by the liquor box entrance which
matches what SP-1 depicts. However, A2 depicts three bollards. Please ensure
consistency across all documents including Justification Statement.
Response: 3/A2 sheet has been revised to show two new decorative bollards at liquor box
entrance.
Comment #8 Justification Statement and Architectural Elevations mention a 3rd color as ETR. Please
define what ETR means. Is it "existing to remain?" Please also indicate what the color is.
A color shall be determined at this stage i.e. this Minor Development Application; not
later.
Response: Yes, ETR means Existing to Remain. Sills are unpainted white concrete to be ETR.
Comment #9 Justification Statement discusses signage-related scope of work, but A2.1 states signage
will be submitted under separate permit. See staff markings on A2.1 and Justification
Statement. This application will not be reviewed for signage. A separate building permit
application shall be submitted for each proposed sign if/when this Minor Development
Application is approved.
Response: Acknowledged, added note on sheet A2, signage to be submitted under separate
permit.
Comment #10 Justification Statement states there are new light fixtures at canopy. Show fixtures on
drawings. No awnings, valances, or support structures shall be internally-illuminated or
backlit (Chapter 4, Article III, Section 3.E.c). Please ensure consistency across all
documents including Justification Statement.
Response: Existing lighting under the Walmart sign covered area (breezeway), on the right
elevation (8/A2) will be replaced with new lighting fixtures. Statement has been
revised.
Comment #11 Justification Statement states permit application # CIER-2026.01.0129. This
Development Application's number is 2026.05.2999. Also, this is a Development
Application not a Building Permit Application.
Response: Statement has been revised.
Comment #12 A2 depicts a cloud for three facades/elevations, indicating revision #1. However, this is
the first review cycle. Ensure all information on drawings is accurate. When
resubmitting for the second review cycle, if the clouded area is not truly revised, remove
the cloud.
Response: Previous internal revision clouds have been removed; second review cycle clouds will
be added.
Comment #13 In A2, Issue Block table is missing PR#2. When resubmitting, ensure this is accurate.
Response: Previous internal revision clouds have been removed; second review cycle clouds will
be added.

Comment #14 Street view show there are two holes or features on the west/left facade immediately
after the last window. If those are existing or proposed, please show and call them on
the drawings.
Response: The mentioned features are overflow scuppers for roof drainage relief, this has been
revised to show on elevation 5/A2.
Comment #15 Color Legend in A2 depicts P33E color but staff could not locate it on the drawing. If it is
not used for this application, either remove it or indicate that it is not used. Otherwise,
call out the item painted in that color.
Response: Color P33E has been located under the Walmart sign existing covered area
(breezeway), see detail 8/A2.
Comment #16 Demolition Plan D1 references Civil sheets for demolition scope of work. Please provide
them.
Response: Note has been removed from sheet D1 since Civil will has no demolition scope of
work.
Comment #17 Buildings shall have an appropriate and fully integrated rooftop architectural treatment
which substantially screens all mechanical equipment, stairs, and elevator towers. All
rooftop equipment must be completely screened from view at a minimum distance of
600 feet (Chapter 4, Article III, Section 3.I.1). You may show that the proposal meets the
above-mentioned requirement by either (A) a line-of-sight drawing or (B) mechanical
detail drawing. The drawing must be drawn to scale and with dimensions and must
confirm that the existing parapet is of sufficient height to screen the equipment and any
support on which it sits, at a distance of 600 linear feet.
Response: Line of sight analysis has been added on sheet A4.
Comment #18 SP1 states cart corrals are to be replaced and/or new corrals are to be installed. More
information is needed.
(1) Are you proposing new corrals in addition to the replaced corrals? The submission
has to be clear on whether new corrals are proposed and on whether the location of the
replaced corrals will be different. All this information should be depicted on the Site
Plan.
(2) Will the new/replaced corrals be enclosed/covered? If so, this has to be depicted on
the Site Plan and Elevations.
(3) Are you proposing to push the corrals closer to the liquor box entrance or are they
being replaced in place?
Response: No new cart corrals will be needed, exiting to remain. Clouded and tagged on sheet SP1.
Comment #19 Call out bus shelter on Overall Site Plan.
Response: Bus shelter callout has been added to Overall Site Plan.
Comment #20 On the Application Form in SagesGov, provide the estimated construction value.
Response: Please reference the Justification Statement for values of construction.

example, all refrigeration plans in one file, all civil plans in one file, all structural plans in
one file, all architectural plans in one file... etc.
