COMMENT 3
bowman.com
Pursuant to City Code Part III, Chapter 4, Article V, the required parking ratio for this project is 1
parking space to every 200 square feet pursuant to code. This must be listed in this way on Sheet
C1.0. The applicant is listing many different parking ratios, this must be corrected. Please review
the markup provided and accessible for download on SagesGov. The previously approved Site
Plan shows the required parking to be 1101 parking spaces with a ratio of 1 parking space to every
200 square feet. A 5% reduction in parking was approved in 2022, with a required number of
parking spaces of 1047. The proposed number of spaces presented does not represent what is
required by the City Code, which is 1060 required parking spaces. Please be advised that parking
spaces can only be counted towards the provided parking spaces if they are used solely for
parking; cart corral stalls cannot be included.
Response:
The parking table is generated per Walmart’s standard parking table. Per discussion with the
reviewer, on C1.0, Overall Site Plan, the parking table has been updated to reflect the city’s request
of removing any items not pertaining to the master development. The previously noted parking
table is required by Walmart to be included on the site plan, so the table has been added to C1.1,
Site Plan.

COMMENT 5
a) This must read the same a city code 1 / 200 s.f. This is a requirement.
b) cart carrals are not parking spaces. this can not be listed here
c) There is only one required ratio per city code for this project. It is 1 parking space for every
200 s.f.
d) What is max existing? Is it the max permitted?
e) Where is the 5% reduction calculated in this table within the required number of parking
spaces? Please show this within the numbers depicted.
Response:
The parking table on C1.0, Overall Site Plan, has been updated to reflect the code requirement of
1/200 sf. The cart corral call out has been removed from the main portion of the table and has
been added to note #5. Regarding the additional ratio callouts, they have been removed and
placed only on the Walmart required parking table. The numbers noted on the plans are the
numbers already accounting for the 5% reduction and is noted in the note #4.
