Ocean Ave Boynton Beach, FL 33435 Re: Hunters Run Racquet Sports Complex Project Number – 2025.08.5277 The following is a response to staff and consultant comments which were provided to our office on February 11, 2026. Building – APPROVED Fire- APPROVED Police- APPROVED Public Art- APPROVED Engineering - APPROVED Planning and Zoning Landscape Plan 1. The Tree Disposition Table indicates two Live Oak trees (24" and 26" caliper = 50") to be removed and the vegetation calculation table indicates two trees to be mitigation by replacement. The replacement for good/fair trees is equivalent caliper inches of trees. Therefore, 50" caliper of trees shall be installed to fulfill this requirement, or payment in lieu of replacement paid to the tree canopy fund. Response: The tree disposition and landscape plan have been updated to account for the required 50” caliper replacement for the 2 live oaks being removed from the parking lot. 2. Please note that trees and palms relocated or replaced to meet the mitigation requirements cannot be counted towards others landscape requirements. Please separate the two requirements and reorganize the information in a way that is clearer. Response: Acknowledged. The landscape requirements chart has been updated to separate the mitigation requirements. All trees and palms that are provided for mitigation replacement are not counted towards any other landscape requirements. Previous photometric comments have not been fully addressed: - Illumination Levels: Provide illumination levels throughout the entire site within the scope of work for all new proposed lighting. This includes the new tennis courts (if lighting is proposed), event spaces, lawn areas, and along parking areas where new lighting is proposed. Currently, only pathway illumination levels have been provided. - Lighting Specifications: Clearly indicate the selected pole and fixture specifications. Multiple fixture and pole details are shown on the plans; please highlight or identify the chosen ones. - Tree Clearance: Ensure a 15-foot radius clearance between lighting poles and the trunks of trees and palms. Include the 15-foot radius around the lighting poles on the landscape plan to confirm compliance. Conflicts were identified by staff. Response: A revised photometric plan has been provided with this resubmittal. The lighting plan provides illumination levels for parking areas, paths and walkways, and ramps and stairs. The luminaire schedule provides the final fixture specifications that can be referenced in the cutsheet packaged provided in the previous submittal. 15’ radii have been provided around the poles on the landscape plan to confirm there are no conflicts. Utilities 1. Sheet C5.1 to C5.3: Explain the temporary ¾-inch water service line. If it is for a construction meter, a 2-inch meter size is required. Response: Temporary ¾” meter for use at temporary club membership restroom trailers. Not for construction use. 2. Sheet C5.1 to C5.3: Clearly delineate the limits of public versus private ownership on the utility plan profile sheets. A note shall be added stating: The sanitary sewer system from MH-01 to MH- 03, inclusive of all pipe segments and structures, shall be dedicated to the City of Boynton Beach for ownership and maintenance. Response: Added note to sheets C5.0, C5.1 & C5.2. Removed ‘private’ from public lines. 3. Sheet C5.1. to C5.3: Per the City of the City of Boynton Beach Utilities Engineering Design Handbook, the size of a grease interceptor must be explicitly calculated based on the facility type and operational volume. The maximum allowable size for a single tank is 1,250 gallons. If your MEP calculations result in a required volume exceeding 1,250 gallons, the City requires interceptors to be installed in multiples of 1,250-gallon tanks in series. Sheet C5.1 to C5.3: Tapping sleeves or Tee connections should be located at a minimum of 18 inches to 24 inches from any pipe bell, coupling, or fitting. Response: Acknowledged, all T.S. & Tee’s have 18” min. separation. 5. Sheet C5.1 to C5.3: Revise the plans to provide a minimum 12-foot wide exclusive utility easement centered over the three water main connections. The centerline of the easement shall coincide with the geometric center of the connection grouping to ensure equal clearance on both sides of the outer mains. Response: Revised easement to be geometrically centered on the lines to meter, see sheet C5.1. 6. Sheet C5.1 to C5.3: The proposed 2-inch onsite water distribution system exceeds 100 linear feet; therefore, it is regulated under Palm Beach County Environmental Control Rule II (ECR II). A specific Application for a Permit to Construct an Onsite Water Distribution System must be submitted to the Florida Department of Health in Palm Beach County for review and approval. No construction of the water system shall commence until the Health Department permit is issued and a copy is provided to the City of Boynton Beach. Ensure all separation requirements between water, sewer, and storm lines comply with ECR II standards. Response: Acknowledged, an ECR 2 permit will be applied for after site plan approval. 7. Sheet C5.1 to C5.3: Clearly specify the source of water for the proposed irrigation system (e.g., Potable, Reclaimed, or Well Water) on the Cover Sheet and Irrigation Plan. Per City of Boynton Beach Standards, all onsite distribution piping must be connected downstream of the meter and a City-approved Reduced Pressure Zone (RPZ) backflow preventer. Multiple sources of water or redundant connections to the irrigation system are strictly prohibited to prevent illegal cross- connections. If an auxiliary well is utilized, no irrigation lines shall be connected to the City’s potable water system. Response: Irrigation source to be well & metered. Connection to irrigation made via a dedicated irrigation meter and USC approved RPZ from potable water source. See sheet C5.3 for more information. 8. Sheet C5.1 to C5.3: Clearly label the proposed lift station and the entire length of the force main as 'private' on all plan and profile sheets. Add a prominent note to the Utility Sheet stating: The proposed lift station and force main are private facilities and shall be owned, operated, and maintained by the Owner. The City of Boynton Beach shall not be responsible for the maintenance, repair, or emergency services of these private wastewater assets. Sheet C5.1 to C5.3: In alignment with the City of Boynton Beach Utilities Engineering Standards, the private lift stations must demonstrate technical compliance to ensure they do not adversely impact the municipal sewer system. Provide signed and sealed Lift Station Design Calculations and Standard Details for the proposed private lift station. Response: Lift station report to be provided after site plan review during permitting. 10. Sheet C5.1 to C5.3: Revise the plans and sanitary sewer profile for the private force main connection at the existing manhole. The invert elevation of the proposed force main discharge must be a minimum of 6 inches higher than the highest existing invert elevation within that manhole. This offset is required to ensure unobstructed flow and to prevent the force main discharge from surcharging the existing gravity influent lines. Additionally, provide an interior protective coating (City-approved or equivalent) for the receiving manhole to protect against hydrogen sulfide (H2S) corrosion typical of force main discharge. Response: Revised manhole callout on sheet C5.4 to include the specified information. See sheet C5.5 for added sewer profiles. Thanks for your consideration of our comment response letter.
