RE: HUNTERS RUN – EAST COURSE RENOVATION

The following are itemized responses to the City’s review cycle 1 comments:
Engineering Review
1. Refer to the markups on the Engineering Plans:
Show all parcel and right-of-way lines, and easements on all sheets of the plan. Easement
consent and/or right-of-way permits may be required depending on whether the proposed
work will encroach onto these. Revised plans are provided that reflect the underlying
survey information. The proposed work is limited to the south golf course and does not
encroach outside of it.
Proposed grading shows significant fill at some locations around the perimeter of the site.
Please advise whether existing trees are to be removed, and if so, a tree
removal/landscaping plan should be provided for review. Response: A Tree Management
Plan and Landscape plans are being prepared by Insite Studio and will be submitted.
Review grading tie ins to existing grades at the perimeter of the proposed improvements.
It appears that additional disturbance will be required to meet existing grades which
could impact existing landscaping/buffering and total disturbance.?????? Response:
Revised plans are provided that show revised grading that will match the existing grade
contours at the edges of the property line. The existing landscape being disturbed will be
addressed on the Tree Management Plan and Landscape plans being prepared by Insite
Studio and will be submitted.
2. Provide a completed and endorsed Owner's Consent Form. Response: An Owner’s Consent
Form will be submitted.
3. Provide property owner(s) written consent and Agent Authorization (if applicant is
represented by an Agent). Response: An Owner’s Consent Form will be submitted.
Surety Review
We would like to inform you that before the Land Development permit can be approved and
issued, a surety bond must be submitted to the City of Boynton Beach's Engineering Division.
This bond is required to guarantee the completion of all improvements and ensure compliance
with the approved plans and specifications. The surety bond amount, which is 110% of the
Engineering cost estimate, and any specific requirements will be determined by the city and must
be received and approved prior to the issuance Land Development Permit (LDP). Response:
This project is a golf course renovation of the South Course and all of the improvements are

modifications of private drainage and lakes. The Club would like to request the City waive the
requirement for a surety bond on this project as they did for the renovation of the East Course in
2024.
