City Response Letter Cycle 2 Page 1 of 2 December 4, 2025 CITY OF BOYNTON BEACH RE: HUNTERS RUN – EAST COURSE RENOVATION FES Project #22-1724.04 LDP-2025-08.5275 The following are itemized responses to the City’s review cycle 2 comments: Engineering Review 1. Refer to the markups on the Engineering Plans: • Show all parcel and right-of-way lines, and easements on all sheets of the plan. Easement consent and/or right-of-way permits may be required depending on whether the proposed work will encroach onto these. Cycle 2: A portion of the proposed work will encroach into existing FPL easement(s) and LWDD right-of-way. Provide an easement consent form signed by FPL acknowledging and agreeing to the proposed improvements within their easement. Also provide a copy of the LWDD permit for the proposed work within their right- of-way. Response: The only work proposed within the existing FPL easement is minor regrading. We do not believe that an FPL consent form is required as there are no other improvements proposed. • Proposed grading shows significant fill at some locations around the perimeter of the site. Please advise whether existing trees are to be removed, and if so, a tree removal/landscaping plan should be provided for review. Cycle 2: Applicant response noted that a tree management plan and landscape plans are being prepared by Insite Studio. Plans must be submitted and reviewed by the Planning and Zoning Department. Response: These will be submitted for review. • Review grading tie ins to existing grades at the perimeter of the proposed improvements. It appears that additional disturbance will be required to meet existing grades which could impact existing landscaping/buffering and total disturbance. Cycle 2: Applicant response noted that a tree management plan and landscape plans are being prepared by Insite Studio. Plans must be submitted and reviewed by the Planning and Zoning Department. Response: These will be submitted for review. • Cycle 2: Clarify scope of work on the plans. All proposed improvements and existing improvements to remain should be clearly called out. All materials and square footage of proposed improvements shall be illustrated and labeled on the plan. The total areas of lake modifications for each basin are noted in a summary table on plan C0 and the individual quantities of the modifications / replacements of existing drainage pipes is noted on the plans. • Cycle 2: Fix aerial viewports and label cutoffs throughout. Response: The plans provide key maps and reference the plan continuations as needed. • Cycle 2: Per the Engineering Handbook chapter 5. X.A.6.d.3., wet detention/retention facility designed for storage of stormwater runoff in an open impoundment shall have side slopes no steeper than 4(H): 1(V) extending to a depth of at least two (2) feet below the design control elevation, side slopes no steeper than 2(H): 1(V) from two (2) feet below control elevation to the bottom of the facility; and a continuous berm, at least twenty (20) feet wide with a cross-slope no steeper than 8(H): 1(V), graded adjacent to the shoreline. Adjust slopes to conform with this requirement throughout all sheets. Response: An engineering waiver has been submitted. 2. Provide a completed and endorsed Owner's Consent Form. Cycle 2: Not addressed. Please provide with the next submittal. Response: An Owner’s Consent Form is provided. 3. Provide property owner(s) written consent and Agent Authorization (if applicant is represented by an Agent). Cycle 2: Not addressed. Please provide with the next submittal. Response: An Agent Authorization letter is provided. 4. Cycle 2: Provide responses to all comments, including predefined comments and plan markups as applicable. Response: Provided. 5.
