Golf course r enov ations, including lake expansions and r econfigur ations. Changes to landscaping, including the remov al of trees w ithin Env ir onm entally Sensitiv e L ands: A-r ated (1 .0 6 acr es) and B-rated (7.31 acres) areas. Please be informed that your request to modify the abov e-r eferenced site plan has been r ev iew ed for compliance w ith the criter ia defined in Part III, "Chapter 2, Ar ticle II, S ection 2. F. 2 . Minor S ite Plan of the Land Dev elopm ent R egulations, and is hereby appr oved subject to the following conditions of approv al: Planning and Zoning: 1. A full Tree Disposition and Mitigation Plan shall be subm itted during the Land Dev elopm ent Permit (LDP) stage. All trees and palm s pr oposed for remov al, including those located outside of Environmentally S ensitive Lands (A and B), m ust be m itigated through relocation, replacement, or paym ent in lieu of r eplacem ent to the Tr ee Canopy Fund, in accordance w ith Chapter 4 , Article I, Section 4 .C (Mitigation of Existing Tr ees and Palm s). 2. The Tr ee Disposition Chart and Mitigation Plan shall be m easur ed and pr esented in caliper inches. 3. The m inimum r eplacem ent size for trees classified as being in poor condition shall be 4 caliper inches. 4. Pr ior to pr oject closeout, the applicant shall upload the most cur r ent appr oved as-built plans befor e zoning final inspection. 5. The project shall participate in the Ar t in Public Places and Public Beautification. 6. The applicant shall obtain all required gov er nmental approv als pr ior to commencing any construction activ ities. 7. Acceptance of these plans through the Minor S ite Plan Modification process does not pr eclude additional com m ents or r equir ed revisions during subsequent per m it reviews. Engineer ing: 1. Revise Sur v ey (or prov ide as-built) to illustrate sufficient existing topography (utilities, lakes, tr ees, paved cart path) and elevations for the areas of proposed w ork. 2. Revise Engineering Plan to include the cubic yards of mater ial to be mov ed beyond the pr oper ty line. Note: Prior to issuance of the land dev elopm ent permit, City Commission approv al shall be required for all w ork inv olving the mov em ent of m aterial one thousand (1 ,0 00 ) cubic yards or greater beyond the property lines in accor dance with LDR Ch. 4. Ar t. XI. Sec. 2 .A.2.b. 3. All Melaleuca, Brazilian Pepper and Australian Pine w hich occurs on the site shall be remov ed in accordance w ith L DR Ch. 4 . Art. XI. S ec. 4.E. Pr ovide Tr ee Sur v ey and Mitigation Plan as r equir ed. 4. Littor al and upland plantings shall be pr ovided in accordance w ith Chapter 4 , Article II, Section 4 .A.9. Prov ide Landscaping Plans as r equir ed. 5. Revise Engineering Plans to prov ide detailed grading plan and sections illustrating sufficient pr oposed topogr aphy and elevations for the areas of proposed w ork to dem onstr ate how pr oposed gr ading/slopes tie-in to existing grade abutting utilities/easem ents, and m inimum perimeter berm along property lines. Refer to m ar kup of sheet LM-2 . 6. Add note to Engineering Plans: Contr actor is r esponsible for v er ifying the exact location of all utilities and is r esponsible for any dam age to utilities caused by their w ork. Call Sunshine 81 1 at least 48 hours prior to com m encem ent of excav ation. Add note to Engineer ing Plans: A certified r epor t shall be submitted each m onth by the applicant's Flor ida register ed engineer for the duration of construction. Each report shall certify that the w ork is (or is not) confor m ing w ith the r equir em ents of the per m it. If the wor k is not in confor m ance, then the r epor t must list each item of wor k not consistent with the stipulations of the per m it and the remedial action that the engineer has taken concer ning each item . 7. Add note to Engineering Plans: Construction m ust immediately cease upon discovery of archeological artifacts, and cer tified notification must be forwarded within twenty-four (2 4) hours to the Division of Ar chiv es, Histor y and R ecor ds Managem ent, Flor ida Departm ent of State. Ar tifacts must be pr otected by the developer to the satisfaction of the div ision pr ior to recommencement of constr uction in the im m ediate ar ea of the discov er y. 8. Add note to Engineering Plans: The contr actor shall make every effor t during constr uction to control w ind and w ater erosion of the soil on site until such time as permanent ground cover is installed. Contr actor shall pr ovide r unoff and sediment pr otection around existing drainage inlets. S hould the site become excessively dr y, and wind and soil erosion becom es pr ev alent and/or a nuisance, the contractor shall w ater and/or seed and m ulch the area, and prov ide erosion control fencing as necessar y. All disturbed portions of the site shall be seeded and mulched in accordance w ith L DR Ch. 4 . Art. I. Sec. 4 .E. 9. Add note to Engineering Plans: All pr ojects one-acre or lar ger in size, shall subm it a Notice of Intent (NOI) to the FDEP for coverage under the NPDES Gener ic Per m it. 1 0. Please be advised that additional comments m ay be forthcoming upon receipt and subsequent r ev iew of the r equested infor m ation/documentation. To continue this pr oject through the dev elopm ent process, please r ev ise relevant dr aw ings to incor por ate all conditions of approv al as applicable. The per son managing your per m it applications should be m ade aware of any additional documents and any third-party letters listed in the conditions of appr oval that need to be subm itted with your per m it package. The Building Div ision is com m itted to speedy and efficient completion of the building permit process for your pr oject. How ev er , please note that failure to meet all applicable conditions in the subm itted plan set may pr oduce unnecessar y delays in per m it issuance. A thor ough r ev iew w ill be conducted by the r ev iew er s and if the necessar y docum entation is not attached and/or the plans are not am ended to reflect all of the appr oval conditions, the plans will be r etur ned to the applicant for correction and re-subm ittal befor e the permit is further pr ocessed.
