The proposal includes the following components: A 3,819-square-foot expansion at the northwest corner of the building to accommodate pickup operations. Modifications to the pickup parking area on the west side of the building, including a parking reduction request from 1,118 spaces to 1,077 spaces (a 3.67% reduction). Installation of new lighting. Repainting of the building using existing approved colors, applied in a revised pattern. Updated signage locations and criteria. Please be informed that your request to to modify the above-referenced site plan has been reviewed for compliance with the criteria defined in Part III, Chapter 2, Article II, Section 2. F. 2. Minor Site Plan of the Land Development Regulations, and is hereby approved subject to the following conditions of approval: Planning and Zoning 1. An Engineering Waiver, pursuant to Chapter 4, Article VII, Section 1.H, shall be required for any lighting pole exceeding twenty- five (25) feet in height. 2. The Oak Tree proposed for removal shall be measured and documented in caliper inches to determine the required mitigation at time of Land Development Permit. Caliper shall be measured no higher than six (6) inches above grade. 3. A payment in lieu of replacement, calculated at two hundred fifty dollars ($250) per caliper inch of the tree removed, shall be submitted with the Land Development Permit, along with all applicable permit fees. 4. Lighting fixture specifications shall be submitted with the Land Development Permit. All fixtures shall be baffled, shielded, screened, or recessed to ensure that the illuminated portion of the fixture is not visible from off-site. 5. The applicant shall obtain all required governmental approvals prior to commencing any construction activities. 6. Approval of this application does not preclude additional comments or required revisions during subsequent permit reviews. All future submittals must comply with applicable codes and regulations. Engineering 7. At the time of LDP submission, coordinate the parking stall striping details on Sheet D1.0. The “Parking Stall 18’” detail was partially updated to show hairpin striping to match City requirements, but some dimensions must be adjusted. 8. At the time the Engineer of Record submits plans for a Land Development Permit (LDP), an in-depth review will take place. The plans shall be in compliance with all Land Development Regulations, the Engineering Design Handbook and Construction Standards (EDHCS) and all other applicable standards and requirements set forth by the city or other public entities having jurisdictional responsibility. 9. Permits required from other permitting agencies such as Florida Department of Transportation (FDOT), South Florida Water Management District (SFWMD), Lake Worth Drainage District (LWDD), Florida Department of Environmental Protection (FDEP), Palm Beach County Health Department (PBCHD), Palm Beach County Engineering Department (PBCED), Palm Beach County Department of Environmental Resource Management (PBCDERM) and any others, shall be required prior to issuance of a Land Development Permit. Utilities 1 0. The hold harmless agreement was submitted on an outdated form. The original, completed form must be submitted via courier or mail. Police 1 1. Use low-growing plants (under 3 feet) near drive aisles, OPD parking, and pedestrian pathways. 1 2. Avoid dense shrubs or trees with heavy canopies that block sightlines to parking areas or entrances. 1 3. Provide consistent lighting throughout the OPD area, especially along the northwest corner and pickup spaces, to ensure good visibility at night. 1 4. Install security cameras covering the OPD pickup area, parking spaces, pedestrian paths, and store entrances. 1 5. Use signage to inform customers and staff that the area is under video surveillance, which can help deter crime. Public Art 1 6. During permitting, the new 'Art in Public Places' (AIPP) form shall be completed as the one submitted is old and no longer in use by the City. 1 7. The project shall participate in the Art in Public Places and Public Beautification program. The Applicant has chosen to fulfill this requirement by providing a Payment-In-Lieu of a Public Art Project on-site. Prior to permit issuance, the applicant must pay an administrative fee of thirty percent (30%) of the Public Art Budget to the City's Public Art Fund. Prior to the issuance of a Certificate of Occupancy or Certificate of Completion, the applicant must provide Payment-in-Lieu of a Public Art Project in the amount of sixty percent (60%) of the Public Art Budget to the City’s Public Art Fund. To continue this project through the development process, please revise relevant drawings to incorporate all conditions of approval as applicable. The person managing your permit applications should be made aware of any additional documents and any third-party letters listed in the conditions of approval that need to be submitted with your permit package. The Building Division is committed to speedy and efficient completion of the building permit process for your project. However, please note that failure to meet all applicable conditions in the submitted plan set may produce unnecessary delays in permit issuance. A thorough review will be conducted by the reviewers and if the necessary documentation is not attached and/or the plans are not amended to reflect all of the approval conditions, the plans will be returned to the applicant for correction and re-submittal before the permit is further processed. Important: If you plan to introduce any changes to your approved site plan beyond those required by conditions, please contact staff for a review before submitting a permit package. A copy of this approval letter and amended plans reflecting the conditions must be submitted with the first permit request to avoid any delays in the processing of your permit.
