The application includes the following proposed modifications: Minor Site Plan adjustments and elevation changes, including: Removal of one (1) parking space to accommodate a new business entrance. Relocation of the entrance for improved safety. Addition of a landscaped area and new plantings along the frontage where the parking space has been removed. Exterior architectural enhancements, including: Installation of new impact-rated aluminum doors and windows. Addition of architectural features. Construction of a new metal canopy structure. Application of new paint, materials, and finishes. Please be informed that your request to modify the above-referenced site plan has been reviewed for compliance with the criteria defined in Part III, "Chapter 2, Article II, Section 2. F. 2. Minor Site Plan of the Land Development Regulations, and is hereby approved subject to the following conditions of approval: 1. Ficus Microcarpa (Green Island Ficus) must be replaced with a native species, as it classified as a Category I invasive species. 2. All mechanical equipment, including rooftop equipment and at-grade units, shall be fully screened from view from the right-of- way and the adjacent property. 3. The electrical equipment located on the east elevation shall be fully screened from view from the adjacent property. 4. The business identification sign shall be submitted under a separate sign permit. 5. The applicant shall obtain all necessary governmental approvals prior to commencing any construction. To continue this project through the development process, please revise relevant drawings to incorporate all conditions of approval as applicable. The person managing your permit applications should be made aware of any additional documents and any third-party letters listed in the conditions of approval that need to be submitted with your permit package. The Building Division is committed to speedy and efficient completion of the building permit process for your project. However, please note that failure to meet all applicable conditions in the submitted plan set may produce unnecessary delays in permit issuance. A thorough review will be conducted by the reviewers and if the necessary documentation is not attached and/or the plans are not amended to reflect all of the approval conditions, the plans will be returned to the applicant for correction and re-submittal before the permit is further processed. Important: If you plan to introduce any changes to your approved site plan beyond those required by conditions, please contact staff for a review before submitting a permit package. A copy of this approval letter and amended plans reflecting the conditions must be submitted with the first permit request to avoid any delays in the processing of your permit.
