PROJECT NARRATIVE / JUSTIFICATION STATEMENT

Project Narrative
Parkside Townhomes Homeowners Association (HOA) proposes to repaint the exterior of all
existing residential buildings within the Parkside Townhomes community.
The proposed project consists of the preparation and repainting of the existing exterior building
surfaces. Work will include cleaning and preparation of the existing surfaces, scraping and
sanding where necessary, minor surface preparation and patching as required, and application of
new exterior -grade paint/coatings.
As part of this maintenance project, the HOA is proposing to change the existing exterior paint
colors of the buildings. The new color scheme is intended to provide a refreshed and cohesive
appearance throughout the community while maintaining a consistent architectural appearance
among the existing buildings.
The project does not involve any changes to the existing building footprint, building height,
structural components, number of dwelling units, or use of the buildings. No additions or
expansions are proposed. The work is limited to exterior surface preparation, painting, and
incidental repairs necessary to properly complete the painting project.
Project Justification
The exterior painting project is being undertaken as part of the HOA's ongoing responsibility to
maintain and preserve the existing residential buildings and common property. The existing
exterior finishes have experienced normal weathering and deterioration due to age, exposure to
sunlight, rain, humidity, and other environmental conditions.
Repainting all of the buildings will provide renewed protection to the exterior surfaces, improve
the overall appearance of the community, and assist in preserving the existing buildings and
property.
The proposed change in color will provide a coordinated and updated appearance throughout
Parkside Townhomes while maintaining the existing residential character of the community.
All work will be performed in accordance with applicable City of Boynton Beach
requirements, applicable building codes, manufacturer specifications, and other applicable
regulations. The HOA and its contractor will take appropriate measures to maintain safe
conditions and minimize disruption to residents during construction.
In summary, this project is an exterior maintenance and aesthetic improvement to the
existing Parkside Townhomes buildings. No structural expansion, change of use, or
alteration to the existing building configuration is proposed.
