RE: PLAT DOCUMENT - LANGUAGE ROOF OVERHANG
MASTER DEVELOPMENT PLAN LAWRENCE GROVE
Dear Mr. Bovio:
The City Attorney's Office has reviewed the plat document language (replat
of portions of the plat of Lawrence Grove, Plat No.1, a P.U.D.) with
respect' to the roof overhang piercing the property line and extending a
maximum of fourteen (14) inches into the adjacent property. Their opinion
is that the existing plat document language is sufficient (See attached).
Therefore, this is notice to you to proceed with construction. For specific
information regarding the method of construction for the overhang, contact
the plan Review and Permitting Division of the Building Department.
The following.concerns are with respect to the Master Plan. Please have the
project architect add the following information to the Lawrence Grove
Master Development Plan:
1. Specify the building setback dimensions as identified on the plat
document.
2. Provide a statement that pool and screen enclosure setbacks shall
comply with the applicable City code of Ordinances.
3. specify that a roof overhang projectiag a maximum of fourteen (14)
inches across a property line shall only be built over a lot or tract of
land that has a recorded easement (dedicated for overhang, drainage,
maintenance and being a minimum of four (4) feet wide and extending the
entire length of the property).
4. Eliminate from the drawing the site amenities shown on the Revised Lots
and Typical units drawing so as not to confuse the viewer into thinking
that the amenities shown are acceptable when the fact iS4y~the

Please find attached additional master development plan concerns from
Tambri Heyden of the Planning Department. Please contact Ms. Heyden and/or
me with respect to the requests. Providing the requested information will
help the Building Department to expedite the issuance of the building
permits for your project and allow the city to have a master plan that
reflects the plat documents. After modifying the plans to comply with the
requests, please forward four (4) signed and sealed amended master
development plans to the Site Development Division of the Building
Department.

City Issuance of Land Development Order
Dear Mr. Bovio:
The Engineering Department for the City of Boynton Beach, Florida,
is in receipt of a recorded reproducible plat document for the above
referenced project.
Please be advised that this letter constitues a "Land Development
Order" authorizing the real property owners to commence the construction
of the required infrastructure improvements pursuant to the City's Code
of Ordinances, specifically Appendix "C", Subdivision and Platting
Regulations.
