Dear Ms. Boroni:
Pursuant to the action of the City Commission on September 15,
1987, action on the above rezoning was tabled indefinitely with
City Staff being instructed to ,initiate a land use amendment for
the subject property.
Inasmuch as a land use amendment for this parcel may take anywhere
from six months to a year to process, at which time it is antici-
pated that your Commission would then reschedule the rezoning, it
is possible that my client may not be informed due to the fact
that the second reading on the rezoning is not scheduled to be a
public hearing.
I would therefore appreciate your keeping this office advised as
to the status of any land use amendment initiated for this proper-
ty, as well as any rezoning request so that my client can be rep-
resented at any regularly scheduled meetings on either matter.
I appreciate your cooperation in this matter.

Council staff has completed its review of the City of Boynton Beach
proposed Comprehensive Plan Amendment in accordance with the requirements
of the Local Government Comprehensive Pl anni ng and Land Development
Regulation Act. Sections 163.3184(1)(c) and (2L Florida Statutes. and has
prepared comments for Council consideration. These comments will be
presented to Council at its next regular meeting on February 19. 1988. You
are invited to attend the meeting and address the Council if you wish.
Enclosed are staff's recommended comments and the agenda for the meeting.
Following the meeting the comments. as finally approved by Council, will be
forwarded to the State Department of Communi ty Affai rs for transmi ttal to
your governing body for consideration before final adoption of the
documents.

Amendment to the City of Boynton Beach Future Land Use Element
Introduction
Pursuant to the prov1s10ns of the Local Government Comprehensive Planning
and Land Development Regulation Act, Chapter 163, Florida Statutes, the
Council must be provided an opportunity to review and comment on
comprehensive plan amendments prior to their adoption. The City of Boynton
Beach has submitted a proposed amendment to the State Department of
Community Affairs, which in turn is seeking Council's comments.
Council's review of the information forwarded by the Department of
COIIIIIunity Affairs is in the context of the relationship of the proposed
amendments to the regional pOlicy plan developed pursuant to Section
186.507 . I f a confl i ct wi th adopted plans or pol i ci es is i denti fi ed, the
regional planning agency is to specify any objections and may make
recommendations for modifications. Council also provides informal comments
to the local government through a spirit of cooperation, and technical
assi stance on matters rel ated to the proposed amendments. These advi sory
comments are aimed at providing coordination between the local and regional
comprehensive plans.
Background
The City of Boynton Beach is considering one amendment to the Future Land
Use Element. The proposal is to change the land use designation from Local
Retail Cammercial to High Density Residential on a 3.7-acre parcel located
on U.S. Highway 1 (see map).
Evaluation
The proposed amendment has been revi ewed in accordance wi th the
requirements of Chapter 163, Florida Statutes, Council's review procedures,
and Council's adopted Regional Comprehensive Policy Plan. The following
comment is offered as a result of that review.

Based on the information provided, the proposed amendment does
not appear to be in conflict or inconsistent with the policies
contained in the Regional Comprehensive Policy Plan.
Recol1lllendation
Council should adopt the comment outlined above and approve its transmittal
to the State Department of Community Affairs in fulfillment of the
requirements of Chapter 163, Florida Statutes.
