Please be advised that on Tuesday, November 12, 1985 the
Planning and Zoning Board voted unanimously to modify the
approved list of permitted uses at Boynton Commercenter
to include Carpet and Upholstery Cleaning Services.
Steamatic is now considered to be a permitted use under
this designation.

Dear Carmen:
Atlantic Coast Steamatic is an International franchised restor-
ation firm, with a need for a high visibility office and operations
center. Our intended use would be as a company headquarters for five
full time and two part time employees, incorporating 2350 sq. ft. of
office/warehouse space.
At present we have three company vehicles, two Chevy vans and
one mini pick-up, of which two are driven home at night. We would
be willin~ to park our third vehicle in parking lot adjacent to
building lover flow parking area) if necessary.
Our chemical inventory would consist of a granulated water soft-
ener, protein spotters, deodorants used for specific applications
such as smoke and soot, household cleansers, and degreaser detergents.
*Handling and storage of chemicals is according with O.S.H.A. standards,
with all chemicals being labeled and grouped by category.
We have been operating under C-2 zoning classification for three
years. Our occupational license reads Public Service (Carpet and
upholstery cleaning). There would be no waste, scraps or odors on
the Boynton Commercenter premises. Our work is done outside of the
premises at homes or businesses.
Our design is to have a pleasant, stable office headquarters
in order to hold meetings with insurance agents, adjusters and
customers upon request.

Dear Carmen:
The Boynton Commercenter has a prospective tenant known as
Steamatic.
This tenant operates a carpet cleaning service and restoration
of household goods. The tenant performs his service at the home or place
of business of their customers.
The prospective tenant wishes to use Boynton Commercenter as a
base of operations. Included in the operation center will be the
storage of cleaning equipment and cleaning materials.
This prospective tenant currently operates in the City of Boynton
Beach with an occupational license classification of "Public Service".
In previous correspondence concerning Steamatic at Boynton
Commercenter your office has referred to their operation as a contractor.
We believe th1sis a misnomer. The correct classification should be as
their occupational license stated "public Servicell.
We believe this classification falls properly under operations
centers and we ask approval of this tenant by your office, and if neces-
sary by the Planning and Zoning Board.

requesting additional information for tenant approval of a
household cleaning contractor. The reason why this use is
prohibited from location in the Boynton Commerce Center re-
lates to those uses approved and disapproved by the Planriing
and Zoning Board. Contractor's shops, storage, and truck
parking are expressly prohibited from operating out of the
Boynton Commerce Center (see attached) .

Dear Carmen:
As per our conversation of October 4, 1985 regarding our
prospective tenant whose operation consists of a carpet cleaning
service and restoration of household goods. They deal directly
with consumers and insurance adjusters. The service that they
perform is done in the home 99% of the time. They store vacuum
cleaners, window cleaners and detergents. Three vehicles used
in the operation consist of two, 3/4 ton vans which measure
approximately 17 feet and one mini-pick-up. They operate without
waste or scraps, noise or odors.
The business in question has been in operation in the City
of Boynton Beach for the past three years, and is presently operat-
ing under a C-2 zoning.
Thanking you for your attention in this matter so that we
can expedite this Lease as soon as possible.

The household cleaning operation known as "Atlantic Coast Steamatic"
is currently located in a home at 326 Boynton Beach Boulevard in the
C-2 zoning district. This operation is licensed under the occupa-
tional category of "Carpet and Rug Cleaning" (Section 13-22-166 of
the City of Boynton Beach Code of Ordinances) .
While this use is not licensed as a Contractor, it is not listed as
a permitted use under the "Operation Center" category or any other
category. Furthermore, all uses not specifically listed as permit-
ted uses are prohibited from the Boynton Cornrnercenter.
The nature of a household cleaning operation, including the potential
for dirt, noise, and odors, and the unsightly outdoor storage of
vehicles and equipment, is not compatible with the intent of the
Boynton Cornrnercenter PID.
