RE: Section 4. Master Plan for Las palmas Landing
Dear Mr. Annunziato:
Please include the above captioned re-plat on the
earliest agenda of the technical review board.
This re-plat consists of Fisherman's Landing (PB 43, pp.
77 & 78) and lot 13 of Las Palmas Park (PB 25, p.242).
We propose to reduce the number of single family lots
from eleven to eight, change the road plan and relocate
some utility lines.
The property is essentially the same as in 1981 when
Fisherman's Landing was platted. There is no significant
vegetation. The soil is mostly dredged sand and shell
rock with some pockets of organic matter. Topographical
conditions are as represented on the Fisherman's Landing
plat. Traffic and roads are both somewhat reduced from
the old plat.
The parcel is zoned RlAA and is served by public
utilities. The center of the relocated cul-de-sac will
be landscaped and maintained by the Las Palmas Landing
homeowners for the benefit of the public. There are no
temporary structures. There is no need for drainage
structures due to the natural contour of the site, its
proximity to the intracoastal and the soil conditions.
Yours truly,
Gi~aUren, President
