BEDDING BARN
The proposed project is for a Bedding Barn, which will be a
retail store for bedding and linens. The existing CN Zoning
provides for retail outlets such as Convenience Stores/ Laundry/
Phar@acy/Bakeries/Hardware Stores, etc. These types of uses
would generate substantially @ore traffic and an equal or larger
bUilding.
This project will have substantially less traffic gene-ration
than the other possibilities. The rezoning is necessary however
because retail uses such as "Bedding Barn" are not addres.sed.
A Beddin8 Barn peak number of cars at one time is about ten cars.
The building is approximately 6,000 square feet on a single story.
The project will commence as soon as all approvals and per~its are
obtained. The co~pletion time on a building of this nature is
about six months.

RE: Bedding Barn Annexation and Land Use Amendment, 0.83 acres
Dear Mr. Annunziato:
The Palm Beach County Planning Division has reviewed the proposed
annexation/land use amendment and is submitting the xollowing
comments xor your review and consideration:
1. The proposed site is currently bordered on the west, north
and east by County properties. Only on the south (across
Boynton Beach Blvd) is the subject site contiguous with the
City's boundary. This common border represents twenty (20X)
percent ox the site's overall border.
2, City property also exists along the northside ox Boynton
Beach Blvd. approximately 200 xeet xrom the west property
line of the subject site. The annexation ox the subject
site would create a gap or xinger of County land (200 xeet ox
frontage) along Boynton Beach Blvd. which would not xollow
the intent ox the annexation legislation.
3. The proposal to rezone the site to C-3 would not be expected
to have any adverse impacts to the County. The subject site
is designated as an area ox commercial potential on the
County Land Use Plan and is already zoned commercial
neighborhood (CN) and specialized commercial (CS).
Further, there is a procedural concern: the land use plan amend-
ment and annexation are being processed concurrently, and the
County does not have a Joint Planning Agreement with the City at
this time.
While we acknowledge that the City may have some significant
reasons for annexing this property, we would hope that the
County's concerns could be resolved bexore the annexation and
land use plan amendment processes are completed.
