'NEW SITE PLAN
Randall Stofft, project architect and agent for Larry Crone,
owner, is requesting approval to construct a 7,992 square foot
retail bedding store on a .56 acre parcel, annexed in August of
1988, on the north side of W. Boynton Beach Boulevard, approxi-
mately 400 feet west of Winchester Boulevard. One entrance
from Boynton Beach Boulevard is proposed to access a parking lot
confined to the front of the building. The Technical Review
Board unanimously recommends approval of this request subject to
staff comments, copies of which are attached.

1. Bedding Barn: (new retail bedding store)
One (1) colored elevation and color chip. City Commission
approved subject to staff comments.
SITE PLAN MODIFICATIONS
2. Chalet IV/Sandalwood at Melear P.U.D.: (freestanding sign at
P.U.D. entrance)
One (1) colored elevation, color chips and photographs.
City commission approved subject to staff comments from the
Building Department and "option A" from the Planning
Department.
3. The Lord's Place Phase II: (11 unit apartment expansion)
One (1) colored elevation. City Commission approved subject
to staff comments.
4. Quantum Office Park: (decks substituted with concrete patio
slabs and square footage increased)
One (1) colored elevation. City Commission approved subject
to staff comments (Planning Department comment #7 deleted by
Planning Department.) This elevation supersedes the last
colored elevation that was submitted as a site plan
modification showing the wood decks. The original elevation
on file however, should not be discarded as the color scheme
on the elevation being transmitted is inaccurate as stated by the
applicant at the Planning and Zoning Board meeting. The colors
and chips shown on the original elevation are those intended to
be used.
The name of the project and date of City Commission approval have
been placed on the elevations and photographs.

This correspondence is in reference to the landscape plan

Requirements:
1. Ordinance #86-54, P. 86, Paragraph #3
The applicant should submit landscape plans for the grass
median affronting the site.
2. Environmental Regulations 7.5 - 35, P. 610 (2)
The ficus benjamina hedge should be replaced with another
species to prevent any future damage to structural
improvements. Evidences from other sites in Boynton Beach
indicate that ficus hedges cause similar damage as ficus
trees.

With respect to the above, please be advised of the following:
1. The C-3 zoning district regulations require a 30 foot rear
setback abutting a residential zoning district (Section
6-C.3 of Appendix A, Zoning).
2. A six foot high CBS wall is required between a commercial zone
and a residential zone (Section 4-L of Appendix A, Zoning).
3. If a variance request is submitted for items no. 1 and 2 above,
the variance must be approved prior to a site plan which is
based on relief from these two requirements.
4. The Lake Worth Drainage District usually does not allow trees
to encroach a canal maintenanoe easement at a~y level. The
trees shown on the landscape plan appear to be in conflict with
the easement.
5. Full details on the freestanding sign must be provided,
including submittal of a colored elevation at the Community
Appearance Board deadline.
5. In the C-3 zoning district, any roof encroachment into a
required setback area is prohibited.
7. A parking lot lighting plan must be submitted in conformance
with the standards outlined in Article X, Parking Lots, of the
City of Boynton Beach Code of Ordinances.

Site Plan - Staff Comments
1. The buffer wall location on sheet 1 (site plan) conflicts
with the location shown on the landscape plan. The buffer
wall should correspond on all drawings and be located where
it does not conflict with the canal easement (including the
footer) and allows sufficient room for required landscaping
and maintenance of the wall. Appendix A-Zoning, Section
4(L), Article II, Section 7.5-33(b) 3.
2. The following additional information on the freestanding
sign is required: materials, letter size, letter style, and
setback distance. Appendix A-Zoning, Section 11(A) 10.
3. The only advertisement allowed on the freestanding sign is
the project title or one main use. ChI 21-3 Freestanding
Sign.
4. The wall of the dumpster enclosure which abuts the building
may be omitted as the building wall itself serves to screen
1 of the 3 sides of the dumpster required to be screened.
