REVIEW COMMENTS CHECKLIST The following list and information is provided as a checklist to ensure that the submlttal of amended plans and documents is substantlally complete for review. Turning in the list and the appropriate plans and documents will enable the submittal to be efficiently checked prior to being accepted by the Slte Development Division of the Plannlng and Zoning Department. Community Deliverance Church Project Name: 1. submit an amended Site Plan ReVlew application form that reflects the changes that were made as a result of amending the plans and documents to comply with the Code of Ordinances and the Technical Review Commlttee comments. A copy of the orlginal form with a distlnguishable symbol identifying the change(s) may be submitted or a completed new form wlth the changes identified. It is the agent of the owners responsibility to notify the owner(s) of changes. If there are no changes required to be documented on the application form, a letter from the applicant stating same must be turned in with the amended submittal. 2. Submit twelve (12) assembled and complete sets of plans and documents that show compliance with the Code of ordinances and comments made by the Technical Review committee. Two (2) of the sets shall have the appropriate legible raised seal and signature of the designer responslble for the drawing(s). Plans and documents shall be assembled in twelve (12) individual complete packages with the title of the project on all pages and/or sheets and each page or sheet numerically numbered such as the following example: 1 of 3, 2 of 3, 3 of 3. 3. Submit a locator map that identifles the location of the site and the surroundlng roadways and zoning districts. (Refer to directions on the attached sheet titled submittal requirements) 4. Submit color photographs of the buildings on the site that are to remain in their existing condltion and photos of eXisting buildings on sites that abut the subject property. (Refer to directions on the attached sheet titled submittal requirements) 5. Submit a legible 8 1/2/1 by 11/1 transparency of the landscape site plan drawing. (Refer to direct10ns on the attached sheet titled submittal requlrements) Submlt colored elevation view drawlngs - Duplicate drawings of the drawings submitted for site plan review that have been colored. SUBMITTAL REOUIREMENTS The following shall be incorporated as part of the submittal of amended plans and/or documents for review 1. Submit a scaled locator map that identifies the locatlon and perimeter boundary of the site and the surrounding roads and current zoning distrlcts including the distrlct of the subject property. The map shall show and identify by name the roads surrounding the site and the roadway path that links the site to the closest arterial road with the names of the roads and arterial road(s) identified. The map shall show the zoning district line and the title of the zoning districts that abut the perimeter of the zoning district where the subJect property is located. The map shall have the North compass direction and scale identified. Maximum size of locator map is 8 1/2" by 14". 2. Submit color photographs of the buildings on the site that are to remain In their existing condition and photos of eXlstlng buildings that are located on the sites that abut the perimeter of the subject property. The minimum size is 8" by 10". Each photograph shall be labeled to identify the locatlon of the eXlsting structures with respect to the location of the proposed project. 3. Submit a 8-1/2" x 11" transparency of the landscape site plan drawing to be used on an overhead projector at board meetings. 4. Submit colored elevation view drawings - a colored dupllcate copy of all drawings of the elevation views of each side of all buildings and signage associated with the project. The colored elevation views shall match the elevations shown in the documents that where submitted for site plan review. The applicable exterior surfaces as identified above shall be colored with the color name and associated color reference number identified. The type of exterior surface material shall be identified next to the associated color. The colored elevatlon drawings shall have compass direction or title of the side of the building identified. The title block of the original drawing shall be shown. The maximum size is 24" by 36". Do no submit on board of any kind. 5. Submit color samples as an example of the proposed colors. Each sample shall have attached a label that identifies the color by name and numerical/letter code from an established color chart. 6. Where a specific exterior surface is not applicable to the proJect, slgnlfy by placing a "N/A" on the appropriate line. 7. The comments for the project w~ll be discussed at the June 11, 1992, Technical Review committee meeting. The site plan modification was reviewed for consistency with the review standards speclfied in section 8 of Chapter 4, Site Plan Review, Part III, Land Development Regulations of the Code of Ordinances. The applicant shall amend the drawlngs and documents to show compliance with the following comments: 1. Speclfy on the elevatlon view drawings with a note whether the corner quoins, white stucco and gray roof shingles are the existing exterior finish materials or the proposed new materlals and colors. If the material and colors are new construction, provide color elevation view drawings for all sides of the building with the colors specified. 2. SpeCify on the plan the size, use and whether the rectangular area shown at the rear of the building is covered. If the area is covered, identify the setback distance from the rear and east property line to the structure and incorporate the elevation view of same into the elevat~on view draWings of the building. 3. The reproduction of the symbol used for the hedge material is not clear to distinguish the location and extent of the hedge material. Amend the plans to clarify same. The hedge materlal ~s required to be continuous and located in a manner to screen the on-site vehicle use area from the properties that abut the east, south and west sides of the subject property. A continuous hedge is also required along the north slde of the property that is adjacent to the Northwest lOth Avenue public right-of-way. 4. Show on the site plan with a distinguishable symbol the location and perimeter outline of the lawn grass and speCify the specie and form of installation. 5. Relocate the line-of-sight triangles to the edge of the property line and ingress/egress accessway and specify that the space within the trlangle area between thirty-six (36) inches and six (6) feet above grade is clear of limbs, foliage and hedge material. 6. Identify on the plan the grade and installation specifications for the proposed landscape material. The specifications shall be consistent with the requirements stated in the Landscape Code. 7. Specify on the plan the overall height after planting of the proposed Live Oak trees. The minimum tree height specified ~n the Landscape Code is eight (8) feet. Entrance pavement and sidewalk shall be constructed to City standards or if existing, shall be inspected by the Engineering Inspector to assure com- pliance with City standards. 2) Curbs shall be installed along north and south parking lot edge to protect landscaping. 3) The first 2t" of storm runoff from the parking lot must be pretreated. The applicant is advised to meet with the City Engineer to discuss this and other drainage requirements. 4) Parking lot lighting must be shown on the plan. Compliance with City code will be verified at time of building permit. 5) Stop sign and stop bar is shown in the wrong location. Relocate to back of sidewalk. 6) Plans shall reflect pavement thickness of 1" Type II asphalt over 6" compacted shell or lime rock per City standards. When a TRC Member flnds a code deficiency that is outside of hls/her review responsibility, the comment and the specific code section may be included in their rev~ew comments with the name of the appropriate TRC Member thaL is responsible for the review specified. 6. If a TRC member finds the plans acceptable, he/she shall forward the plans and a memo, within the time frame stated above, to the Planning and Zoning Director stating that the plans are approved and they do not have any comments on the plans submitted for review. All comments shall be typed and addressed to the Planning and Zoning Director and transmitted to the Site Development Division for distribution to the appl~cant. Please include the name and phone number of the reviewer on this memo. Mike Haag will be the Planning and Zoning Department staff member coordinating the review of the project. The Site Development Division will send to the applicant a cover letter which includes the comment(s) and directions to amend the plans to comply with the comments and submit to the Site Development Dlvision within 90 days twelve (12) sets of amended plans for review. When the Site Development Div~slon receives the amended plans, they will distribute the plans with a cover memo to all TRC Members for review and approval.
