The plans shall be amended to show compliance with the comments. 1. Dimension on the site plan drawing the width of the fire lane that is shown running parallel to the east side of the main building, (Minimum width 22 feet) 2. Dimension on the site plan the width of the back-up space for the twelve parking spaces located directly east of the existing building identified as Retail A. 3. Dimension on the site plan the size of the loading zones that are located on the west side of the main building. (Minimum size 12 feet wide, 35 feet long and 14 feet high) 4. There is an inconsistency with regards to parking spaces shown on the site plan vs. parking spaces identified at the end of some spaces. The landscape plans designed by the applicant meeting the following requirements, will be submitted to the Planning Department together with the site plan. A two foot (2') wide mulched area along inside perimeter of median to provide walkspace for maintenance personnel. Area can be sodded as an alternative to mulch. F. Type of sod used to be determined at time of review. G. An irrigation plan depicting location of heads, valves and controllers submitted with landscape plan. H. Three inch (3") Melaleuca mulch applied to all planted areas except sod. 2. Plans shall be reviewed by the Parks Division, Urban Forester and approved as part of the Technical Review Board and Community Appearance Board process. 3. The landscape plans must be consistent with the Community Design Plan criteria for the area of the City where the project site is located. 4. The applicant must apply for a permit to the appropriate State or County agency to perform the work in the median. 5. The appropriate City person must sign the completed permit to allow the Parks Division to assume perpetual maintenance after installation. 6. The applicant, on behalf of the owner, has proposed to raze 52,535 square feet of the existing 76,940 square foot shopping center/office project. The existing 14,800 square foot bank/office building and the North 9,605 square feet of the existing retail building will remain in place with the exception of the . removal of the simulated colored ribbons that presently exist on both structures. The applicant proposes to erect on the site a total of 47,224 square feet of building area which includes a 24,888 square foot retail building that would attach to the remaining 9,605 retail building and two separate detached buildings - One a 14,000 square foot retail building and a 8,336 square foot restaurant building. The architectural design, exterior colors and building signage proposed for the new construction will basically match that of the existing buildings. The existing ingress/egresses to the site will remain unchanged and the total number of parking spaced provided equals the total number of parking spaces required for the uses specified on the plans. Due to the fact that elevation view drawings for the restaurant building where not submitted, an approval of a site plan modification will be required prior to construction of the restaurant building. Review of Departmental Comments: The comments from the reviewing departments are attached. The Planning and Zoning Department reviewed the project for consistency with the Community Design Plan, Landscape Code, Building and Site Regulations and Parking Lot Layout and found the plans consistent with these ordinances as well as the Site Plan Review Ordinance.
