Dear Mr. McMurrian:
This is to advise you that on June 16, 1992, the City Commission
of Boynton Beach approved the Site Plan at the above referenced
location.
The approval of the Site Plan was subject to the condition that
building permit plans be modified to address any outstanding
comments.
The Site Plan approval entitles you to develop the property as
shown on the approved plans. If you wish to modify the plan
prior to submission of your building plan, please contact the
Planning and Zoning Department. Modifications during the
building permit process will be handled as part of that process.
The approval of the Site Plan remains in effect for one year,
until June 16, 1993. If an extension is needed, please forward
your request to the Planning and Zoning Department 30 days prior
to the expiration date.
We have attached a list of submittal documents from the BUilding
Department to assist you in assembling your building permit
package. We have also attached copies of the comments that must
be met in the building permit submittal.

Revised comments
Based upon a letter received fran North/South Corporation (copy attached),
the reservation fee for this parcel is set at $ 194.04. This fee is due
within 30 days of Cannission approval.
We now have no objection to this i tern being forwarded. Items 2, 3, and 4
fran our meroo no. 92-l72 (shown below) nust be addressed prior to issuance
of the building permit.
2) All water and sewer utilities to be owned and operated by the city shall
be constructed in accordance with city standards (Sect. 26-33{b)). The
final utilities location nust be approved by this office prior to
issuance of the building permit.
3) Provide a plan indicating the abandorunent of those utilities already
installed, which will not be used.
4) Shaw all proposed or existing on-site utilities easements. (Sect.
26-33(a))

Dear Mr. Cannon:
As discussed in our telephone conversation on Monday (June 18, 1990), we have
identified the incremental traffic impact associated with the additional 2,500 square feet
in the American Development shopping center. Tables 1 and 2 (enclosed) detail the traffic
generation of 140,000 square feet (from the approved traffic study) and 142,500 square
feet, respectively. Table 2 also includes the incremental difference of the additional 2,500
square feet.
It should be noted that the external traffic impact, associated with the additional
2,500 square feet is 49 daily trips, and 6 trips (both ways) during the PM peak hour. These
traffic impacts are insignificant and will not affect the results of the traffic analysis and
the supplemental information provided to the City.
