The following is a list of 1st review comments regarding the Site
Plan Review of the plans for the above-referenced project. It
should be noted that the comments are divided into two (2)
categories; the first category is a list of comments that identify
deficiencies that are required to be corrected and shown in
compliance on the plans and/or documents submitted for second (2nd)
review in order for the project to continue through the site plan
review process. The second set of comment(s) are recommendations
that the planning and Zoning Department staff believe will enhance
the proposed development. The applicant shall understand that all
documents/plans submitted for site plan and/or permit review are
subject to additional comments. I recommend that the applicant/
agent contact me regarding questions related to the comments. If
the applicant is not intending to correct code deficiencies they
should contact me regarding the procedures, application forms, fees
and submittal deadline dates for seeking relief from the code
requirement.
I. SITE PLAN REVIEW COMMENTS:
1. Submit for review elevation view drawings of all sides of the
building. The design of the building shall be in compliance
with the appropriate architectural theme as required by the
Community Design Plan. On the elevation view drawings specify
the type of exterior materials and treatments. Also, identify
the color, including manufacturer's name and number of all
exterior materials and features. [Chapter 7.5 Article V
Appendix II]
2. The total number of parking spaces required for the subject
use is correct, however, the total number of spaces provided
is deficient two (2) spaces. Modify your plans to show no less
than the required number of parking spaces or request a
variance to reduce the number of required parking spaces.
(Appendix A-Zoning Section 11 H]. The next variance submittal
deadline for the Board of Adjustment is November 9, 1994 with
the final determination rendered on December 19, 1994. Find
attached a copy of the variance application.

3. Show on all plan view drawings the buffer wall that is
required between the subject property and the residential
zoning district to the west or request a variance to omit the
required buffer wall. See comment number 2 for submittal
deadline and meeting date. [Appendix A-Zoning Section 4 L]
Find attached a copy of the variance application.
4. The parking spaces and dumpster pad along the east property
line encroach the required five (5) foot wide perimeter
landscape strip. Modify the plans to show no less than the
required five (5) foot wide landscape strip or request a
variance for same. This variance request may be reviewed
concurrently with the review of the plans for the major site
plan modification. [Landscape Code Section 7.5-35 (d)] Find
attached a copy of the procedures to follow in requesting an
appeal to the landscape code.
5. Dimension the distance, along the south property line of the
subject property, starting at the intersection of S.E. 2nd
Street and S.E. 24th Avenue to the east side of the proposed
driveway on S.E. 24th Avenue. This distance shall not be less
than thirty (30) feet. Modify the plans to show no less than
thirty (30) feet to the driveway from the intersection or
request a variance for same. [Chapter 5 Section 5-142 (h) (3)]
Find attached a copy of the variance application.
6. For all parking spaces that are shown sixteen (16) feet deep
on the plans, dimension and show on the plan, with a
distinguishable symbol, the remaining two (2) feet of the
required eighteen (18) feet deep parking space. [Landscape
Code Section 7.5-33 (b) (4)]
7. On the plans, show a typical maximum spacing of forty (40)
feet on center between the required trees located along a
vehicle use area that abutts a right-of-way. [Landscape Code
Section 7.5-35 (d)]
8. Show on the plan the location, height, width, depth and type
of material proposed for the required dumpster screening.
[Landscape Code section 7.5-35 (j)]
9. Dimension on the plans the typical width of the handicapped
parking space and associated access aisle. [State Handicapped
Code]
10. Specify on the plans the overall height of the Black Olive
trees. Note minimum height allowed is eight (8) feet.
[Landscape Code Section 7.5-35 (c) (2))
11. Specify on the plans the overall height of the proposed
hedges. Note that minimum height allowed is eighteen (18)
inches. [Landscape Code Section 7.5-35 (c) (3))
12. Show on the plans, with a distinguishable symbol, the
location, specie and type of installation proposed for the
required lawn grass. [Landscape Code Section 7.5-35 (c) (6)]
13. Specify on the plans the type of landscape material that is
proposed for the remainder of the required landscape strip
that border the vehicle use area. (Example mulch, grass or
ground cover.) [Landscape Code Section 7.5-35 (d) and (e))

14. Modify the hedge material to include no less than fifty (50)
percent of the total number of required hedges as a native
species. [Comprehensive Plan Policy)
15. Specify on the plans the following landscape specifications:
a. All landscape material shall conform to standards of
Florida No. 1 or better.
b. All landscaped areas shall be irrigated with an automatic
irrigation water supply system.
c. All landscaping shall be installed in a sound workmanlike
manner and according to accepted good planting
procedures.
[Chapter 7.5 Article II, Section 7.5-35 (a), (b) and (c)]
16. Delineate on the plan the computations and required landscape
area and material to satisfy the required interior parking
landscape requirement. [Landscape Code Section 7.5-35 (g))
17. On the plans, show dimension and specify the clear
unobstructed space for the line-of-sight triangles required at
both sides of the ingress/egresses and the triangles required
at both right-of-way intersections. [Landscape Code Section
7.5-35 (h)]
18. Submit for review a floor plan drawing depicting the proposed
medical office space. [Side Plan Review Chapter 4 Section
7.4.1]
II. RECOMMENDATION(S);
19. It is recommended to install sabal palms in groups of three.
