ANNUNZIATO, PLANNING DIRECTOR RE: CASA BLANCA APARTMENTS-STAFF COMMENTS Please be advised of the Planning Department's comments in connection with the above referenced request for master plan approval: 1. Additional parking spaces are required for recreation facilities (see Section Il-H.16.e(12) of Appendix A, Zoning) 2. Prior to site plan approval, it is recommended that the project landscape architect contact the City Forester/Horticulturist regarding the requirements for littoral/upland plantings around the proposed detention areas. 3. Article X "Parking Lots" should be reviewed prior to site plan approval to provide for proper parking lot design and con~truction, as total pavement width for two rows of 90 parkings stalls and the access aisle is 63 feet. 4. Concerning the parking space calculations shown on the Master Plan, please be advised that the first ten (10) single-bedroom units in a structure require 2 parking spaces per unit. Each additional single- bedroom unit beyond ten (10) in the same structure requires a minimum of 1.5 parking spaces per unit (Section 11-16.a(3) of Appendix A, Zoning). Based on the above, it would appear that a total of 27 single-bedroom units could provide parking at the rate of 1.5 spaces per unit. The total parking required would therefore be: 172 units at 2 sp/unit = 344 27 units at 1.5 sp/unit = 40.5 385 5. A five foot wide limited access easement is required adjacent to Boynton Beach Boulevard and Old Boynton Road and is required to be shown on the plat (Section 3 of Appendix C, subdivision and Platting Regulations). 6. Entrance wall signage requires site plan approval (Section 21-16(f) of the sign regulations). 7. It is recommended that the Public Works Director be contacted regarding provision and location of dumpsters/compactors prior to site plan approval.
