The undersigned hereby petitions the Planning and Zoning Board to
grant to the petitioner a variance to Article X "Parking Lots",
of Chapter 5, "Building, Housing and Construction Regulations," of
the Code of Ordinances of the City of Boynton Beach, Florida, as it
pertains to the property described in this application, and for the
reasons stated below:
Section, Subsection, and Paragraph number of specific requirement
to which variance is requested, and exact language contained in
the Code:
Section 5, Subsection 141, Paragraph M of Article X states that: All shopping
center retail-office complexes and retail estab1idhments for which the gross
floor area of all buildings is 15,000 sq. ft. or greater shall have fire lanes
along the front of all buildings which shall allow efficient access to the fronts
of buildings by fire protection vehicles. Fire lanes shall have a minimum pave-
ment width of 22 ft. Fire lanes shall not be encumbered by parked vehicles in-
cluding commercial vehicles and shall not be used for the loading or unloadIng
of commercial vehicles. Additionally, fire lanes shall be clearly marked with
signs, striping or a combination,of both.

The subject property is a long but narrow piece of property with a depth of
approximately 190 feet. The property's physical dimensions present a severe
hardship in terms of site constraints. The applicant has agreed to provide a
sprinkler system within the buildings and access around the rear of the. retail
building in order to facilitate fire protection.
